Under the influence of the wave of Internet technology,e-commerce flourished until the concept of "new retail" was proposed.At the same time,people's living standards are constantly improving,especially when e-commerce is increasingly integrated into residents' daily life,leading to changes in residents' consumption patterns and habits.Therefore,traditional business configuration is facing greater challenges.From the traditional tangible business market to intangible business market,and then to today's tangible business market and intangible business market gradually merged,consumption is towards the new trend,the change in business model,at the same time,the spatial structure of commercial land changing,all of which have influence on the price of urban commercial land.Based on this,the development and change of urban commercial land price have research significance.This paper first from the history of e-commerce to understand the birth and rise of e-commerce and the development of e-commerce on contemporary consumer trends.In the study of the impact of e-commerce on the spatial structure of urban commercial land,first of all,by comparing the traditional tangible commercial market model and e-commerce model,the advantages of e-commerce model are compared.Then through empirical analysis,the following conclusions are drawn: first,judging from the proportion of the total online retail market in the total amount of consumer goods in the social retail market,e-commerce retail industry will continue to grow.Second,from the perspective of the transformation of wanda,the leading commercial real estate industry,the business model of "wanda plaza is the city center" will no longer exist in the future.Thirdly,from the example of yiwu small commodity market,while China's traditional tangible commercial market actively embraces the Internet,tangible commercial market can only serve as a window to display commodities,while the actual transaction is mainly through the information flow of logistics.Fourth,from the perspective of the spatial distribution characteristics of China's urban logistics parks,the main factors in the spatial distribution of logistics cities are transportation and land rent.Therefore,it promotes the outward expansion of the city,accelerates the government's adjustment of the urban land use function,and improves the agglomeration around theurban suburbs.Under the influence of e-commerce,the traditional business model is changing,which has an irreversible impact on the traditional tangible business market.From several empirical analysis,the development trend of urban commercial land is facing the following: first,based on the traditional "city center + high land prices" business logic is being changed,commercial property is no longer asimple consumer carrier,the traditional core areas will no longer be the determinants of commercial land,the effectiveness in the heart of the city.Secondly,in the era of people-centered consumption,the location selection of urban commercial land mainly considers the two factors of transportation and land price,which also accelerates the expansion of the city toward the periphery of the downtown and improves the agglomeration around the urban suburbs.Therefore,the commercial value of the cluster area with convenient transportation around the city will be restored,and the land price will be increased,so that the overall commercial land price of the city will tend to be in a balancedstate.
