In the past three decades,the development of asset securitization has been very rapid.Under the background of tightening bank credit and multiple restrictions on debt issuance,asset securitization has become one of the breakthroughs in financing.At present,there are more and more commercial real estate-holding properties,and the problem of large inventory pressure has become a common problem faced by real estate companies in China.As a new type of financing tool for asset securitization,it can effectively revitalize existing assets,expand the financing channels of enterprises,and promote the healthy and stable development of China's real estate market.This kind of financing method is widely used in mature markets abroad.In the future,the application of this financing method will bring various thinking and opportunities to enterprises in our country.This new financing method reduces the dependence of enterprises on traditional financing methods,but the development time of the financing method is still relatively short in China.There are relatively few related studies on the asset securitization model of commercial real estate.Therefore,it is necessary to study the model and risk prevention of asset securitization of commercial real estate.This paper mainly uses the literature research method and the case study method to conduct a multi-faceted study on the case of asset securitization of commercial real estate in Yunnan Chengtou.Firstly,on the basis of clear research significance,the literature research method is used to collect,organize and summarize the literatures of asset securitization,and to introduce the related concepts of commercial real estate and asset securitization which are involved in this paper.And I will use the relevant theoretical basis to analyze the case.Then the case is introduced from the case background and case overview.Then I will analyze the mode selection,financing mode,risk prevention and effect of asset securitization model of commercial real estate.Through the analysis of the mode selection asset securitization of commercial real estate of Yunnan Chengtou,and the asset securitization model of commercial real estate is analyzed in detail from the three aspects of transaction structure,capital flow and cash flow forecasting.Then it studies the risks and preventive measures of estate asset securitization of commercial real.Then,the effect of this kind of financing method is analyzed from the use efficiency of funds and market reaction and so on.And then this article makes some relevant suggestions.Using case analysis method to study the practical application of commercial real estate asset securitization in China,considering the domestic market environment and the status quo of mature overseas markets,this paper summarizes the precautions that can be used for asset securitization of commercial real estate through case analysis.And the research can provide reference for other companies.Finally,from the perspective of the wide application of financing methods,it puts forward suggestions for improvement,and it supplements the deficiencies of related literatures so as to promote the orderly development of commercial real estate asset securitization.
