| In China,long-rent apartment is a new business model of rental housing,which has been rising in some core cities in recent years.Long-rent apartment is operated and maintained by professional apartment management organizations,which is different from the traditional personal rental relationship between owners and tenants.On one hand,specialization helps to achieve economies of scale and reduce the costs of rental housing.On the other hand,it can provide stable rental housing source,provide standardized and specialized housing management services,and improve the living experience of the tenants.With the proposal of "encouraging both housing purchase and renting",a number of policies have been issued by the central government and local governments to support the development of the housing leasing market.The development environment of the leasing market keeps improving.As a main supplier in the leasing market,the long rent apartment is entering in a period of rapid development.In the developed countries such as the United States and Japan,the long-rent apartment industry has accumulated decades of development experience,and has formed mature business model.This paper combs the development history of the American and Japanese apartments.And two foreign companies with different operating characteristics,EQR and Leopalace21,were selected to conduct in-depth research and help Chinese companies to learn from their development experience.In the domestic research part,this paper described the development status of Chinese long-rent apartments and the industry chain.According to the difference of location distribution and capital operation mode,the business model of long rent apartment is divided into four categories.By comparing the existing resources of enterprises,the profit space and the stage of industry life cycle,it is concluded that light asset centralized business model is the reasonable selection for the expansion phase.Finally,this paper takes the practice of Mofang apartment as an example to discuss the business model selection. |
