In recent years,with the economic slowdown,real estate inventories increased in the real estate industry gradually mature,increasingly fierce market competition and tightening of the real estate regulation and control policies issued under the intensive,the real estate industry has passed the high profit era,in order to better survival and development,control of real estate development costs is the most fundamental way.The cost control work of construction engineering project is not only for the construction project of the organization,planning,coordination and control,also includes the construction enterprise to establish consummates control system and management system of cost control,controls the active cost management,strengthen cost consciousness,develop and implement management measures and other activities.This article use the literature analysis,case analysis and cost accounting method,take the real estate project cost management as the theme and decimating City as an example,expounding the theory foundation of real estate project development cost management,analyzed the cost management status and problems of construction project for the decimating City,and analyzed the existence question origin.The innovation of this article is reflected in the combinaion of dynamic cost management and target cost management.It is fundamentally different from the traditional post-cost accounting.This article combined with the actual case-the construction project for decimating City,uses the target cost dynamic management method to effectively control the cost of the enterprise.There are a lot of work,the use of project decomposition method to control the cost of each sub-project,and summed up the individual project costs.Based on the method of earning value method,BCWP?BCWS and ACWP are used to analyze the data of target cost and dynamic cost,and the cost deviation factor is found out,and the project is deviated.Finally,proposed the cost control countermeasures of real estate project for the decimating City,and to provide reference for other companies.
