With the development of China's economy,great changes have taken place in housing.Especially after the reform and opening up,the housing market of urban residents began to be established.However,because the growth rate of income of residents in China is not as fast as the growth rate of housing prices,urban residents and urban employees are facing greater pressure in housing.Therefore,the government should pay more attention to affordable housing so that residents and employees with lower incomes can live in affordable housing.With the increase of public rental housing built by the government year by year,more and more funds are invested,and the pressure of follow-up operation and maintenance is gradually increasing.In order to alleviate the burden of the government's follow-up operation and management,it is of great significance to explore the construction and operation development of public rental housing through the operation and maintenance of public rental housing through professional operating agencies,to basically achieve the balance of revenue and expenditure of public rental housing operation,and to reduce the dependence of public rental housing on finance.This paper takes Sanya RC public rental housing as the research object.The purpose of the research is to solve the sustainable operation problem of Sanya RC public rental housing in the operation process,and put forward the sustainable operation strategy through the research.The research idea of this paper is to first study the basic situation,operation and management mode,existing problems and solutions of public rental housing at home and abroad by consulting literature,to understand the emergence,development and application of the concept of sustainable development in the field of public rental housing operation and management,and then to introduce the basic situation and operation of RC public rental housing in Sanya.The current situation and problems,the factors affecting the sustainable operation of RC public rental housing in Sanya,and then the cost and income items affecting the sustainable operation of RC public rental housing in Sanya are analyzed in detail,and the income and cost are compared by quantitative analysis method.It is pointed out that the income-cost gap between income and cost is the cause of unsustainable operation of RC public rental housing in Sanya.Major reasons;Finally,using the relevant knowledge of management,put forward the sustainable operation strategy of Sanya RC public rental housing to establish income-cost balance.Finally,the conclusion of the study is that we should reduce the financing cost through innovative financing mode,establish efficient property operation agencies to reduce the operating cost,raise rent income through reasonable pricing of rent,fully develop business value to improve operating income,and suggest that the government improve the management system of public rental housing to improve operating efficiency.Sustainable operation strategy.
