In recent years,with the rapid development of the scale of rural industrialization and modernization of rural economy,the demand for funds is more and more in the rural economy.In this case,the mortgage loan of farmland property right has become a key financing way to alleviate the shortage of agricultural production and operation funds and improve farmers' production enthusiasm.However,The existing model of land property mortgage loan in the pilot area has not solved the plight of the shortage of farmers' funds well,and there are various problems in the model,so we need to find some measures to improve the model of these loans,that is,the model optimization.While searching for pattern optimization must refer to affect farmers in land mortgage willingness and participation of farmers satisfaction.Then the influence factors of farmers' willingness to lend is what? What are the factors affecting the farmers' satisfaction? How to improve to improve the farmers' satisfaction and willingness to lend loans? Shaanxi Province,which has several loans? How to improve the loan mode to promote the development of the rural economy?On the basis of combing the related literature about the land property mortgage loan model at home and abroad in recent years,based on the theory of property rights,and taking the farmers as the research object,this paper studies the willingness,satisfaction and model optimization of farmers' land property mortgage loan.First of all,through the establishment of an orderly Logistic model and two yuan Logistic model from the microscopic level,we can make an empirical analysis,and draw a significant influence on Farmers' willingness to participate in the land property mortgage loan and the factors involved in the satisfaction of farmers.Then,from the macro perspective,the two typical models of the Shaanxi real estate right mortgage loan are "Yangling".The macro analysis background,operation process and advantages and disadvantages of the model and the "Gaoling" model are used to analyze the shortcomings of the rural land mortgage loan model in Shaanxi province from the whole point of view.Finally,the optimization policy suggestions are put forward according to the microscopic and macro analysis results.This article draws the conclusion:(1)Gender,cultural level,annual income,the number of financial institutions and the level of policy cognition will significantly affect farmers' desire for demand;the level of valuation,procedures and interest rates will significantly affect the satisfaction of farmers.(2)There are shortcomings in the Yangling model in value assessment,risk compensation,land circulation,rural credit environment and government intervention.The age model has a shortage in the government "the bottom" and the property right trading market.By comparing with the "concentric" model,the government intervention in Shaanxi province affects the market target and the civil organization.Lack of participation and less legal guarantee.(3)According to the results from the micro and macro perspectives,the corresponding optimization measures are put forward from the interest rate,the process of processing and the participation of the grass-roots organizations.In the end,the Shaanxi land property mortgage loan model needs to combine the market with the government,and thus the "market + government" model should be put forward.
