Study On Participation Behavior Of Owners In Urban Residential Area Renewal

With the development of the city,most of the settlements built after the 1970 s have worn out.The improvement of the residential functions and the living environment in the residential areas will be beneficial to the sustainable development of urban settlements.The owner is a direct stakeholder in the renewal of urban settlements,and their active participation is of great significance in safeguarding the effect of settlements.However,the participation of the owners in the residential area renewal is often insufficient.This study hopes to cut in from the micro-perspective of the owners to explore their participation behavioral mechanisms in residential renewal activities.By constructing a structural equation model of the owner participation behavior,and conducting empirical quantitative research on it,this paper tried to do a systematic study of the owner's behavior.This article first defines the research scope and main concepts of the article based on the existing research,and then analyzes the four impact factors of participation behavior under the framework of the theory of planned behavior research: participation intention,participation attitude,subjective norms,and perceived behavior control.Based on the relevant literature,four additional impact factors,including residential renewal awareness,residential social capital,personality tendency,and economic and social status are added.Further,the assumptions of the relationship between the eight impact factors and the owner's participation behavior are proposed.After analyzing the impact of changes in the external environment on the owner's participation behavior,this paper constructs a conceptual model of the owner's participation behavior,and builds a mathematical model of the owner's participation behavior based on this.Questionnaire survey was conducted to collect the micro-data of owner participation behavior in typical old settlements in Harbin.Based on the data,the structural relationship model of owner participation behavior was fitted and corrected,and the path of each variable to the participation behavior was obtained.The empirical results show that the basic variables of the theory of planning behavior influence the owner participation behavior basically the same as the original model diagram of the theory of planning behavior,except that the subjective norm has no effect on the participation attitude.Among the four supplementary factors,only personality tendency has a direct effect on participation behavior.The awareness of residential renewal,the social capital of residential communities,and socio-economic status have an indirect impact on the owner's participation behavior through prefix variable of participation behavior.According to the empirical results,this paper uses economic experiments to verify the role of adjusting awareness of residential renewal and social capital of residential communities to promote owner participation,and then put forward relevant suggestions for promoting owners' participation in the management of residential renewal affairs.
