After decades rapid development of economic,China has entered the middle-income countries.In recent years,China economy appeared obvious discomfort in the face of the new situation and challenge,the growth rate continued to decline,looking for new impetus to promote economic development has become a pressing matter of the moment of the current and future.As a pillar of the national economy,real estate is also facing a huge bottleneck.How to promote the real estate industry develop sustained and healthy,and how to establish a long-term effective mechanism,are major problems of the development of China's economy.With failures in the regulation of demand side,Party Central Committee creativity put forward the supply side structural reform,pointed out the direction for the economic development of our country,also is the way for the real estate industry to break through difficult for continued development.In this paper,we take the supply side of real estate market of China as the research object,firstly combs the related concepts of supply side reform and the real estate market supply side,and analyse the current situation of China's real estate market as well as the necessity of supply side reform.Then build the DEA model,select the appropriate input and output indicators,using these indicators to evaluate China's different provinces real estate market resources supply performance.Through the horizontal comparison at the same time point in different regions and the longitudinal comparison at different time points,we found some problems of real estate market has affected the quality and efficiency of the supply of resources.And the qualitative evaluation analysis method is used to analyze the supply performance of the management factors of the real estate market in our country,and find out the problems existing in the supply of management factors in the real estate market of our country.The study shows that the supply of resources in China's real estate market is seriously excess,and In the last five years(2012-2016),the average resources supply efficiency of the national real estate market was 0.676,0.647,0.574,0.528,0.729.The result shows that China's real estate market is oversupply,and the average redundancy in manpower,land,capital and technology supply is over 10%.Because the utilization of resources is low and the scale is not reasonable,the comprehensive efficiency of the supply of resources in the supply side of real estate is low.This also reflected in the real estate market output serious shortage,enterprise profit margin is low,this is an important factor affecting the healthy development of China's real estate market.At the same time through qualitative evaluation on the supply of management factorsr of real estate market found there are some problems,like Policy instability,lack of continuity,long-term neglect of regional differences,market supply and demand and structural imbalance,unreasonable land policy and imperfect housing security system.Based on these problems in the supply side of the real estate market in China,this paper puts forward some suggestions to promote the reform of the supply side of the real estate market,in the hope of contributing to the sustained and healthy development of China's real estate market.
