From May 1,2016,with the comprehensive implementation of "replacing business tax with value-added tax",the business tax was completely withdrawn from the historical stage,and the scope of the value-added tax was further expanded.The gradual improvement of the value-added tax chain is conducive to accelerating the transformation of the mode of economic development and adjusting the economic structure strategy.This tax reform is of great and far-reaching significance.At the same time,along with the rapid development and growth of the real estate industry,China's real estate industry gradually become an important emerging industry in national economy,which has made important contribution to the development of relevant industries and economic growth,playing an important role in the development of national economy.Since May 1,2016,the scope of "replacing business tax with value-added tax" has formally expanded to the real estate industry,from the relevant policy formally introduced to the specific implementation,the time is short,so it brought a great challenge to the relevant companies.In the early stages of the camp "change",part of the enterprise's tax burden will even increase instead of decrease,but from a long-term point of view,this policy on behalf of the modern tax system gradually perfected,can promote enterprise fair tax burden,remove double taxation,effectively promote the limited resource configuration,better in line with international standards at the same time.SQ company is a leading enterprise in the development area of northern region of jiangsu,which is representative and typical.Combined with SQ case enterprise,therefore,the "camp" to the real estate enterprise tax,financial results and impact of the financial aspects of cash flow,etc,has important theoretical significance and practical value.The structure of this study are as follows: first of all,this paper discusses the research background,purpose and significance of this study,associated with this article reviewed the research status at home and abroad and the related literature review,analysis of the research framework and content,research methods,as well as the possible innovation points of this research;Secondly,this article involves the related theory,policies,and to study the core concepts,analysis of the "camp" to the enterprise financial impact of the real estate industry,in light of the characteristics of the financial impact from specific tax(for turnover tax,city building duty and educational expenses to add tax,land value-added tax and income tax tax),financial results and analysis of cash flow,etc,to carry out;Again,use the method of combiningtheory and case,using the SQ company in the second half of 2016 and the data in the first half of2017,on the assumption has not implement "camp to increase" and camp to increase taxes on comparative study,and analyze the causes of the differences;Behind,in order to further understand "camp" to the SQ company financial results and cash flows,the influence of concrete from the project development costs,operating income,operating cost,the surcharge,cost,profit and cash flow during the concrete analysis;Finally,to better deal with "replacing business tax with value-added tax" of SQ company,it puts forward countermeasures and suggestions.Based on the analysis of theories and cases,the following conclusions are drawn from this study :(1)the total tax burden of SQ company is reduced under "replacing business tax with value-added tax";(2)the operating profit of SQ company has been improved under the "replacing business tax with VAT";(3)the capital flow of SQ company is optimized under the "replacing business tax with VAT".To sum up,the financial impact of "replacing business tax with value-added tax" on SQ company is beneficial to the long-term development of the company.Therefore,based on the current tax reform policy and the characteristics of the real estate industry itself,this paper puts forward relevant strategies and suggestions for SQ company to better deal with "replacing business tax with value-added tax" to help it develop better.On the basis of this,we hope to provide some countermeasures for the future sustainable development of other related enterprises in real estate industry.
