Nowadays,with the rapid development of global economy,the staff has become one of the most critical strategic resources for modem enterprises.However,basically in any enterprise,there is a varying degree of staff turnover at each stage of its growth and development.Staff turnover,especially outstanding staff loss,or even job hopping to a competitor,directly weakens the comprehensive strength of the enterprise in the fierce market competition.How to prevent and reduce unnecessary staff turnover is the basic guarantee for enterprises to improve their overall management level,and to enhance their core competitiveness and achieve sustainable development.Meanwhile,as an important pillar of the national economic development,the real estate is a particular industry.The real estate industry is both capital&knowledge intensive,in which the role of talents is particularly important.With its rapid development,the real estate industry has a series of characteristics,including long period of investment recovery,highly specialized,with large investment and high risks,which requires that the employee must have comprehensive quality,adequate real estate knowledge,global vision and other related capabilities.Therefore,combined with the actual situation of the enterprise,it is already an urgent task to solve the problems in human resource management and break the bottleneck that affects the development of the enterprise due to the loss of its employees.This paper conducts investigation and analysis on the current situation of staff turnover of Zhoukou Wanqi Properties Co.,Ltd.by comprehensively using the experience of modern enterprise management,especially the theory of human resource management,as well as the research methods including literature consultation,questionnaire,interviews,statistics analysis,and expert advices.Starting from investigating the main characteristics of staff turnover,this paper furtherly analyzes the causes of staff turnover from corporate,personal and non-working aspects.In addition,this paper sums up a series of enterprise losses caused by staff turnover in both explicit and recessive aspects.Next,in accordance with the specific contents of the human resources management system and from multiple perspectives,this paper proposes the following relevant innovative reform measures which can retain the employees of the enterprise:establishing the human resources management system of "putting people first",and creating an effective and perfect incentive mechanism,so as to motivate the employee to sign"psychological contract" with the enterprise;implementing employee crisis management;and establishing a sound mechanism for employee development.Furthermore,this paper draws up the implementation plan.
