In recent years,long rent apartment as emerging powers in the rental market,rapid development momentum,especially as the penetration of the Internet and the upgrading of consumption idea,the market is prospect,the real estate enterprises,such as Vanke,Worldunion,who also have cut into the layout.As the demand of the floating population to live is more and more big,the rental market potential and the number of support of national policy,long rent apartment industry has ushered in the vigorous development trend,the traditional economic industry also expand their territory depending on this situation,entrepreneurs also invest their money to make profit,some developers,hotel,etc.Also share some out-comings.There is a prone to the entire rent apartment area,under the deep connection with the Internet,so it also called a multi-horse race.The serviced apartments,as a new lease business,are derived from hotel apartments and with the general characteristics as traditional hotel apartments.Along with the development of the economy,deepening the process of urbanization,about the housing,people have a higher demand except residence-outside the house residence services as well as the peripheral factors,transportation and convenient,life,social,work,etc.,other people can be obtained life need from home,eventually form distinctive residential community culture.And people's new residential demand directly leads to the new type of serviced apartments as different from the traditional rental industry,which can not be operated and developed according to the traditional apartment business model.We need to adapt to the business model of the enterprise to meet the market demand and finally realize the development of the industry.This topic using Osterwalder business model theory,using the method of the canvas and the swot analysis method,through the theory of value orientation on the rental market demand analysis,combined with the target market demand for service type to rent the apartment,improve the business model of traditional service apartments,build with business model in accordance with modern service apartment rent,be clear on the basis of the value orientation which in lines with the proposition value in the service type apartment rent: apartment + service + culture.At the same time,by developing the SOP management standard of business,construction and operation,the core competitiveness of enterprises can be formed to make the enterprise stand out in the leasing industry and realize the profit of the enterprise.This thesis is based on industry on behalf of the enterprise-a new business model constructed by G apartment,through analyzing each factor under the new business model and improve management and increase the G apartment the competitiveness of the enterprises,and ultimately achieve earnings,prove that the new business model for industry enterprise with common sense,which has a certain guiding significance,filled the gap of industry in standardized management,to copy the experience into a single individual to the standardization process,it greatly reduces the operating costs of enterprise,and this belongs to the exploration and innovation in an industry.
