Z Real Estate Company Project Internal Control Research

Throughout the history of enterprises in the world,some enterprises have been standing for a hundred years,and some enterprises are struggling to survive and face bankruptcy.Different companies have different life cycles,not only because of changes in the market economy,but also the corporate governance capability.Since the beginning of the 21 st century,China's real estate industry has been developing well,and various problems have surfaced.These problems,such as the violation of rules and regulations and the low quality of construction projects,have not only damaged the public interest,but also undermined the socialist market economic order and hindered the harmony and stability of the society.The perfect internal control system plays an irreplaceable role in improving the efficiency of capital use and ensuring the quality of engineering as the mechanism of self-regulation and self-restraint of engineering projects.This article mainly USES the case analysis method,based on the internal control perspective to C project of real estate company as an example,through the analysis of the status quo of internal control,taking COSO report and internal control standard for theoretical guidance,perfect the internal control system project for Z company specific Suggestions are put forward.This paper first discusses the significance of studying the internal control of real estate companies as well as domestic and foreign research on internal control.The second chapter introduces the internal control theory and the enterprise internal control standard.Chapter 3 C project as an example to analyze the company project present situation and the existing internal control environment of internal control mechanism is not perfect,the lack of risk assessment,project implementation process control is not perfect,the information and communication,and such problems as lack of internal oversight.The fourth chapter puts forward the countermeasures and Suggestions for improving the internal control of Z company's engineering project based on the theory of internal control.The fifth chapter is the conclusion and prospect.After reading a lot of literature on internal control,this paper combines the internal control theory into the real estate enterprise operation,and puts forward some Suggestions suitable for real estate enterprises.
