On March 5,2016,the NPC&CPPCC's report put forward that,from May 1st,replacing the business tax with VAT comprehensively,and the pilot area will expand to four industries: construction industry,real estate industry,financial services and consumer services.In the real estate industry,replacing the business tax with VAT from the detailed rules to the policy implementation time is short,which has brought challenges to the real estate enterprises to deal with the impact of the reform of replacing the business tax with VAT.Replacing the business tax with VAT has multiple meanings.It is not only conducive to the improvement of tax structure,avoiding and eliminating duplicated taxation,but also promoting the reduction of corporate tax burden and promoting the upgrading of industrial innovation.Meanwhile,it has a huge incentive for us to expand domestic demand.For real estate development enterprises,it is both an opportunity and a challenge to change the value added tax of business tax.It is doubtless that the tax burden and business management cost brought by replacing the business tax with VAT for real estate development enterprises is a challenge to real estate enterprises.On the contrary,the reduced tax burden and management cost are opportunities for the real estate development company and even the whole industry.Based on this background,by replacing business tax with value-added tax(VAT)of BL Real Estate Company tax influence as the starting point,the author analyzes the changes in BL Real Estate Company replacing business tax with value-added tax(VAT)before and after taxation,on how to make the proposed response for BL Real Estate Company replacing business tax with value-added tax(VAT).This paper focuses on the research of replacing business tax with value-added tax(VAT)under the background of the whole industry finance related policy content and new tax policies involved in the real estate industry,and then through the method of combination of qualitative and quantitative analysis,the research on BL Real EstateCompany,to analyze the influence of the " replacing business tax with value-added tax(VAT)" policy of BL Real Estate Company in tax the burden of net profit and cash flow,accounting and financial aspects,including analysis of the tax burden from the tax,land value-added tax,income tax and the overall tax burden to analysis.According to the replacing business tax with value-added tax(VAT)impact on the Real Estate Company,proposed that BL Real Estate Company should make corresponding response approach,mainly from the well in the development of the cost of tax planning,tax planning and to strengthen the enterprise internal control and management,the tax authorities to strengthen communication,pay attention to professional financial personnel and improve the response to tax planning awareness in the aspects of the sales cycle,in order to help improve the market competitiveness of BL Real Estate Company.
