Based on the background of China's real estate market,the present situation and problems of personal housing mortgage loan are combed and analyzed.The Bank of China is selected as the research object,and the credit risks faced by the personal housing mortgage loan in Bank of China are analyzed in combination with the actual projects and business,related financial data and data.And how to manage such risks.The Bank of China's personal housing mortgage loan is mainly faced with the following three aspects of credit risk:home buyers,personal loan reduction loans are increasing,the risk of default for buyers may increase;China bank,the Bank of China's personal housing mortgage business is operating risk,The impact of liquidity risk and interest rate risk;in real estate developers,the tighter adjustment of housing policy from 2013 has intensified the risk of personal housing mortgage loan.The corresponding risk management early warning mechanism of the personal housing mortgage loan credit business of China bank is designed on the subject of the house buyers,the Bank of China and the real estate developers.In view of the default risk of the buyer,based on game theory,combined with the influence factors of credit risk,with the help of foreign developed risk management experience,the method of evaluating loan risk by fuzzy analytic hierarchy process(fuzzy analytic hierarchy process)is analyzed.In view of the operational risk of Chinese banks,based on the principal-generation theory,this paper studies the significant contribution to the operational risk and the allocation of the risk weight of each post.The first level index is set up for the investigation post,the mortgage post and the post loan management post,and the salary distribution system is designed based on the rough set and the competitive neural network.According to the stage analysis of the risk of real estate bubble burst in 2010,according to Dr.Li Sheng of Central University of Finance and Economics,a stage risk early warning mechanism is obtained.Based on previous analysis and advanced cases at home and abroad,the author puts forward three suggestions on risk management of personal housing mortgage loan from buyers,banks and markets.
