The real estate market is a market system consisting of a series of submarkets that are interconnected.Relative to the residential sales market,the housing rental market is relatively late in development and is a higher level of housing circulation.Cultivating a residential rental market that checks and balances with the residential sales market is a fundamental solution to the housing market.Taiyuan,which is the capital city of Shanxi,and compared with the rapid development of residential sales market,housing rental market exists The source of tension,the trading market chaos,the limited scale of transactions and many other issues and development lag.Therefore,this paper analyzes the factors that affect the housing tenure choice for youth residents in Taiyuan,in order to provide a basis for the government to formulate relevant policies and provide enterprises and consumers with reasonable guidance.In this paper,the main population of the purchase of rental housing in Taiyuan urban residents for the study,from the family characteristics,residential features,rental cost characteristics,psychological and emotional characteristics of four aspects,I choose the age,qualifications,marital status,family income,living Taiyuan time,residential area,total housing price,housing age,location environment,residential environment,price to rent ratio,the expected future price trend,the possibility of relocation,the sense of belonging to the psychological sense,as the indicators of the housing tenure choice for youth residential housing in Taiyuan City,Through questionnaires to obtain the data needed for this study,and descriptive statistics of the sample under each feature variable,and the reasons for the residential area selected by residents with different family characteristics and the current youth residents choose to buy or lease a house Description and analysis,using logit regression model for empirical analysis,drawn:these factors which age,qualifications,family annual income,living Taiyuan time,residential area,total housing prices,housing age,price to rent ratio,the possibility of relocation have significantly affected the housing tenure choice for youth residential housing in Taiyuan City,and regional environment and psychological sense of belonging have a certain impact on the significant level of 0.1,and marital status,residential environment,expected future price trend have no significant effect.According to the research results,I put forward some pertinent policies and suggestions on improving thehousing conditions of youth residents in Taiyuan from the residential supply system,residential area,the same rights to rent and purchase,and publicity and guidance.
