| The real estate industry is a capital-intensive industry.If the normal financing cannot be guaranteed and the funds for real estate projects cannot be put in place in time,it will be a fatal blow to real estate companies.The object of this paper is HL real estate company,a small and medium-sized real estate company.Small and medium-sized real estate companies are also an important part of the real estate market.However,due to the limited space for profitability of real estate projects developed by small and medium-sized real estate companies,and that the social impact is not higher than that of real estate projects developed by large-scale listed companies,coupled with the national macro-policy control,banks implement differentiated credit policies and other reasons,the project financing of small and medium-sized real estate companies encountered financing problems.It forces the development companies of small and medium-sized real estate projects to adjust their capital structure,and diversify their financing.The target company HL real estate company of this paper does not have the financing channels for listed companies to issue stocks and bonds.The financing options can have many restrictions compared to listed companies and large real estate companies,and HL real estate companies face problems such as a single financing method.Therefore,choosing the financing method suitable for the HL real estate company and predetermining the financing plan of the project is very important for determining the HL real estate company.Through the analysis of the financing methods that real estate companies can adopt,combined with the current operating conditions of HL real estate companies,it can be determined that the financing channels of HL real estate companies mainly include bank loans,advance payment and trust financing.However,not every financing method is applicable to a specific project of an HL real estate company.In this article,it analyzed the recent and financial status of HL Real Estate Company and found that HL Real Estate had a good operating condition and a normal debt-to-asset ratio.In the past,HL Real Estate Company's preference for financing was mainly based on bank loans and trust financing.Because the financing cost of bank loans is relatively low,trust financing is funds raised from the outside world.The requirements for entry and exit of funds are relatively loose,and the term of use is relatively flexible.In this article,through analyzing and comparing the financing methods of past projectsdeveloped and constructed by HL real estate companies,the amount of funds raised for each financing method,and the rate of return of the project,it adopts the previous project financing experience combined with the HL real estate worker's own operating conditions to determine several financing methods suitable for HL real estate companies and the amount and proportion of funds available for each financing method.In this way,a specific financing plan for a central business district project of the HL Real Estate Company to be developed and established will be determined.The designed financing plan includes bank loan,trust financing,and advance payment.The proportion of the financing amount is bank loan,trust financing,and advance payment in descending order.The financing plan is mainly used to solve the problem of project funding.This has certain practical significance for promoting the healthy development and stable operation of HL real estate companies. |
