Affected by the developing trend of national economy,commercial real estate in our country not only grows faster and faster,but also has a prominent result in recent years.Especially the overall size and stock of commercial real estate are higher than those of western developed countries.Although it has been continuously developing,however more construction,more vacancy rate.What is more,some of the projects face the supply of capital chain problems and some of them even have been shut down.All of them have become the significant problems that projects development and operation of commercial real estate in our country have to face with,particularly for the newly developed ones.In addition to facing with huge competition pressure from external,newly developed commercial real estate also have to deal with many issues from internal,such as the development and construction,planning,operations management and so on.Especially the economic development in Northeast is relatively conservative and backward,which makes the surroundings of commercial real estate in this area develop unstably.To a certain extent,it makes the construction more risky as well.Combining with the reality of Northeast and referencing some related reports both domestic and overseas,this article conducts specific study and research in developing and planning for commercial real estate.The study and analytical object of this article is the new project of Changchun's veteran business district,Chongqing Road Business Circle,Xingyuehui Square.This article uses the methods of literature research,inductive analysis,and expert interviews to study and analyse and combines the methods with related theories of strategic management together.Specifically,through a comprehensive study of its project environment,planning strategies,marketing strategies and other related factors,it explores constructive strategic basis for the development and planning of commercial real estate throughout the Northeast. |
