Since the expansion of enrollment in universities in China in 1999,the number of university graduates has increased year by year,reaching 795 million people by 2017.Because college students have received higher education and are full of expectation for the future,they basically concentrate on opportunities and platforms for further development in megacities such as the Beijing,Shanghai,Guangzhou and Shenzhen.The employment situation is grave,in the same time,heavy housing pressures have impeded the pace of youth dreams.Although the initial income of this group is not high,it is the main force that creates people's dividends.In the housing market,even if there is a strong rigid demand,but it lacks purchasing power.The development of the rental market is deficiencies,and it lack of effective protection of tenants' rights,which has affected their housing choices.At the same time,it has been excluded from the housing security system for a long time,and has become a "sandwich layer" where neither the market nor the security system covers it.In this context,this article takes Guangzhou as an example to investigate the housing status of university graduates,and uses the binary Logit model to analyze the factors that affect the choice of housing purchase.On this basis,using the residual income method to further calculate and analyze their affordability,and finally combining the specific housing policies and practical experiences in typical cities at home and abroad,to solve their housing problems at different levels,and put forward relevant housing countermeasures and suggestions.The full text is divided into the following four parts:First of all,it analyzes and elaborates the background and significance of studying housing problems for university graduates.Through the analysis of the research status at home and abroad,it provides ideas and methods for studying the housing problems of university graduates in Guangzhou.Second,related theoretical foundations and case studies.Theories of housing gradient consumption,family life cycle theory,public goods theory,and asset construction theory are studied to establish a theoretical framework for research.Combined with the practical experience of college students and young talents in housing policies both at home and abroad,which will provide experience for the solution of housing problems for Guangzhou university graduates.Third,empirical research found.The study object of this article "university graduates" refers to undergraduates graduated from full-time undergraduate degree,and have stable professional staff in Guangzhou(work in Guangzhou more than 6 months),by establishing a two-class Logit model to analyse their housing choices.Through analysis,it was found that the graduates were more inclined to purchase houses,and the demand preference was significantly related to factors such as age,household registration,working years,earing time,household income,family size,and residential location.On this basis,the use of residual income method(RIA)to analyze the ability to purchase a house,the study found that their purchasing power is not high,the proportion of down payment has the greatest impact on its payment.Finally,on the basis of empirical research,this paper proposes relevant policies and suggestions for solving housing problems for university graduates and improving the housing system from four aspects: housing suppliment,security system,rental market,and demand.Increasing the supply of housing through multiple channels and revitalize stocks,based on this,it has optimized the supply structure and promoted a balance between supply and demand in the housing market.In terms of the security system,it proposes to explore such modes as joint-property housing and leasing subsidies to improve the supply system.In terms of the leasing market,it mainly establishes and improves the legal system,improves the supervision mechanism,and fosters the healthy development of the market through financial taxation,rent control and other means.In addition to providing policy-based financial support to increase its purchasing power,also change the entrenched concept of buying houses and guide college students to rational housing consumption.
