With the advancement of urbanization in China,the population flow between urban and rural areas has gradually changed into that between urban and rural areas.Housing is one of the key factors affecting population mobility in the process of population migration between cities.At the same time,after more than 40 years of housing system reform and housing market development,compared with developed countries,China's housing ownership rate is relatively high.Under this background,it is of great practical and theoretical significance to study whether housing property right has a locking effect on population mobility for the effective allocation of labor resources between cities,the further deepening of urbanization and the development of urban circles in China.This paper chooses urban-urban population mobility as the research object,and aims at revealing the role of housing property rights in population mobility.Based on Todaro model,Coase property rights theory,Oswald hypothesis and push-pull theory,this paper adopts logit discrete binary selection model,and uses the data of the national population health and family planning dynamic monitoring survey in 2016,measuring the "housing property right" by the housing property right of the registered residence,and measuring the floating and settlement situation of the population by the willingness of the residents,from the national level and regional classification level,urban level,mobility range,age and education level to carry out empirical analysis.In dealing with the possible endogenous problems,this paper corrects the selective errors by propensity score matching method,and uses ivprobit method to deal with the problems of reverse causality and missing variables.The results show that the conclusion of this paper is still valid.After empirical analysis,this paper mainly draws the following conclusions:first,the housing property rights of the registered residence will significantly reduce the residence willingness;second,there are differences and similarities in the impact of housing property rights on residence willingness to different regions,different levels of cities,different mobility areas,different age groups and different levels of education.According to the research conclusion,this paper puts forward four suggestions for promoting population mobility and urbanization:first,optimizing the housing supply structure and cultivating the housing rental market;second,regulating housing prices to ensure the rigid housing demand of residents;third,at the regional level,the western region should focus on improving the living environment to improve residence willingness;fourth,meet the housing needs of high-level talents and pay attention to the housing problems of youth groups.
