| In recent years,the growth rate of China’s total output value of the construction industry has continued to decline,and policies such as "unified tax collection of five social insurance and one housing fund by the tax system" have been proposed one after another,making the profits of construction enterprises continuously compressed.In terms of cost control,is currently in view of the dominance of the construction project cost control are relatively perfect,and because the hidden costs has the characteristics of concealment and difficult to accurately quantify,often can not get the attention of the enterprise management,therefore,the hidden cost effective control is of vital significance for the construction project raise revenue.However,the index identification and accurate measurement of hidden cost are the necessary conditions for the implementation of cost control.Based on this,this paper studies how to identify hidden cost indicators and how to quantify and effectively control them,which is conducive to reducing the hidden cost of construction projects.In terms of cost control,is currently in view of the dominance of the construction project cost control are relatively perfect,and because the hidden costs has the characteristics of concealment and difficult to accurately quantify,often can not get the attention of the enterprise management,therefore,the recessive cost effective control is of vital significance for the construction project raise revenue.However,the index identification and accurate measurement of hidden cost are the necessary conditions for the implementation of cost control.Based on this,this paper studies how to identify hidden cost indicators and how to quantify and effectively control them,which is conducive to reducing the hidden cost of construction projects.First of all,based on the existing index system of construction project hidden costs to compare,choose a more scientific classification method,the three classes of invalid,material and quality hidden costs,coupled with its reasons of production and lean construction key technology such as 7S on-site management,LPS,JIT purchasingfor all kinds of hidden costs influence factors to merging attribute and optimizing deeply for building construction project based on lean construction hidden costs three-level index system.Second,the integrated use of a variety of methods to quantify the various indicators,using the method of PDABC measurement value operation cost,idle waiting for quantitative technical economics related algorithm combining with operation cost,material cost and the cost of additional resources and uses the fuzzy comprehensive evaluation method to estimate the reputational damage cost and customer relationship is damaged,to establish a quantitative model for construction project hidden costs.Finally,the quantitative model is verified by an example.Combined with the ideas of LPS and JIT,the hidden cost control measures with strong operability are proposed from two aspects of the construction enterprise’s own capacity construction and the integration and collaboration of all parties.Results show,this paper established a quantitative model for construction project hidden costs has high universality,can faithfully measurement organization in a variety of whole hidden costs,and this paper constructed the hidden costs of control measures through the introduction of LPS and PPC and other tools,can realize real-time monitoring for construction project production plan,adjust deviation,advantageous to realize the fine control of the construction project hidden costs,further promote the construction of the site of the project by the extensive management to fine management. |
