A large number of existing buildings exist in our cities and towns.The function of existing buildings is restricted by the construction technology and other factors at that time.Existing buildings could no longer meet the current requirements for energy saving and environmental protection and so on.On the one hand,the renovation of existing buildings can improve the quality of buildings,on the other hand,the reconstruction of existing buildings is an im portant direction for Chinese urbanization development.In order to solve the problems of many restrictions in the reconstruction of the existing buildings,the complex situation of the existing buildings,the difficulty of comprehensive reconstruction,th e high maintenance cost in the later period,etc.,this paper proposes and introduces the BIM technology to provide a reference scheme of renovating existing buildings.The technology can realize information sharing among different professions and stages.BIM technology as the whole lifecycle management platform,which makes collaborative design and fine management possible.This article plans to collect 3D point cloud data of existing buildings.3D point cloud data is used to create BIM model through reverse modeling method.The created BIM model is used for the application research of existing building renovation.The main research work is as follows:(1)This paper summarizes the research status of 3D laser scanning technology,BIM Technology and existing building reconstruction at home and abroad,and summarizes the application of 3D laser scanning technology and BIM Technology in existing building reconstruction.(2)The working principle and technical characteristics of the 3D laser scanning technology were expounded,and the technical characteristics of BIM technology were introduced.By analyzing the advantages of BIM technology in the application of engineering projects,the advantages of this technology in the renovation are analyzed and summarized.Meanwhile,the BIM models’ classification standards of the refinement degree are introduced from different uses.(3)The steps and related algorithms in the point cloud data processing process were introduced.The traditional modeling methods of reverse engineering were analyzed and summarized.This paper proposed a method which combined the characteristics of BIM technology to reverse model in the BIM software platform directly using point cloud data.In addition,by analyzing the advantages of BIM technology combined with GIS technology,a method for importing BIM models into the ArcGIS platform is summarized.(4)The point cloud data of the No.1 teaching building of a university was collected by 3D laser scanning technology.In the Revit software,the data was directly used to create the BIM model of the building through reverse modeling.The practice modeling process verified the feasibility of the reverse modeling method.(5)Combined with the actual use of No.1 teaching building,the simulation of the renovation and maintenance of No.1 teaching building was simulated,and the reconstruction scope of the building was analyzed.The application research of BIM model in the comprehensive transformation of existing buildings is carried out in the four stages of preliminary preparation,design,construction and operation management.
