With the rapid growth of aging in China,the aging population is increasing fast.In order to solve the problems brought by the current elderly population and improve the development of social economy,the construction of senior care projects is particularly important.At present,the way of providing for the aged in our country is mainly at home.But with the acceleration of social modernization,the imbalance of economic development leads to the transfer of labor force,and the disadvantages of the senior house care mode are prominent.So it is difficult to meet the needs of moden senior care.Therefore,it is so important to solve the problems of senior house care to establish a senior care institution with complete basic services.According to survey,most of the existing senior care institutions in China do not conform to the traditional values of senior care.The investment cost is high and the service quality is poor.It is difficult to meet the needs of the modern elderly for a better life.The senior care project of CT CORP.aims at serving the people and taking the people as the center as the starting point and foothold,and actively constructs a new type of senior care model combining medical care and maintenance,so as to provide experience for China’s exploration of senior care industry suitable for national conditions.In this paper,through the feasibility analysis of senior care project,according to the steps of theoretical knowledge accumulation,basic situation investigation,demand analysis,financial analysis,social benefits and risk analysis,the systematic feasibility analysis is carried out.At the same time,combined with the management decision-making system of the project owner unit,the project feasibility study work is decomposed through WBS in each work link,and the responsibilities and tasks are divided.Through this paper,through in-depth and detailed investigation and research on the social and economic development and senior care industry market of the project location,combined with the project’s own resource conditions,location conditions,planning indicators and other factors,the senior care mode of medical and senior care combination is proposed,and management and control suggestions are put forward for each link of the project construction to ensure the smooth progress of the project.Combined with the planned economic and technical indicators of the project,the careful economic analysis and comparative demonstration are carried out.After measuring the project investment,sales revenue,cash flow and financial analysis,the feasibility of the economic indicators of the project and how to raise funds for construction are obtained.From the perspective of risk management,the social risk,market risk,operation management risk and financial risk of the project are analyzed.Based on the comprehensive and systematic analysis and demonstration of senior care project,this paper comes to the conclusion that the project has outstanding regional advantages in resources,reasonable format and planning positioning,good economic and social benefits,controllable expected risks of the project,and the development and construction of the whole project is completely feasible.Of the operation models,overall rental mode is superior compared with proprietary mode.The conclusion of the feasibility study can provide scientific decision-making basis for the investment decision-maker. |
