BIM is quality management technology,because it is in the real three-dimensional scene communication,"visibility" characteristics,it can effectively express the design and construction intention,effectively avoid the construction quality problems caused by information asymmetry or communication and understanding differences.It has developed into an important quality management technology in the global lean construction industry.Although the quality management of indemnificatory housing project is a project benefiting the people strongly supported and deduced by the Chinese government,the quality management in its implementation process is the basis for the realization of project quality objectives,cost control and construction period management,and is also conducive to the investigation of construction quality risks and the discovery of construction defects,However,due to the influence of the traditional concept of construction quality management and the lagging development of construction quality management mode,there are the following characteristics in the construction process: high cost,great difficulty,short construction period,insufficient innovation of quality management methods and theories.At present,due to the immaturity of relevant technical standards and process means,paper documents are still mainly used as information recording,storage and transmission in engineering quality management,which often leads to problems such as omission of testing items,defects of active construction and hidden dangers of engineering quality.Therefore,it is a new attempt in the construction industry to explore the quality and evaluation of the whole construction process of security housing based on BIM Technology,which meets the development needs of the construction industry from "manufacturing" to "intelligentmanufacturing".First of all,through the research literature,this paper reviews the construction quality management theory based on BIM Technology,the synergy between BIM Technology and lean construction theory,and the application of BIM Technology Construction Design Integration in large-scale residential housing project construction,and puts forward the BIM quality management framework and the application highlights of BIM based quality control,which is the actual application of Bim in the construction of affordable housing Application provides a theoretical basis.Then,taking a security housing project in Xixian new area of Xi’an as an example,the characteristics and implementation path of lean construction quality management method based on BIM Technology are discussed in depth,and the advantages and disadvantages of traditional PDCA(plan do check action)quality management method and BIM information collaborative quality management mode are compared The PDCA cycle application system of BIM Technology in construction quality management of affordable housing project.Then,the fuzzy comprehensive evaluation method is applied to the construction quality evaluation of the security housing project by using the fuzzy mathematics theory.Through the analysis of membership function and weight set,the quality comprehensive evaluation model of BIM Technology in the whole construction process of a security house in Xixian new area is constructed,which includes six links,including manufacturing,construction quality,transportation,assembly,on-site construction and supervision and acceptance Based on the quality evaluation,the conclusion that the construction quality management of a security housing project in Xixian new area is "good" based on BIM Technology shows that the quality management level of the whole process of the project is high.Finally,on the basis of the theory and practice analysis of BIM Technology Applied to the construction quality control of a security house in Xixian new area,using quantitative research design and structured empirical questionnaire survey,the paper puts forward relevant suggestions on the problems existing in the application of BIM Technology in the affordable housing project and the stakeholders in the construction,including better cost estimation and control,and effective Construction planning and management,as well as the improvement of design and engineering quality,provide reference for policy makers,local governments,construction companies and other major stakeholders.This paper discusses the application of BIM Technology in comprehensive quality management mode from preparation stage to construction and operation stage,and evaluates the application effect,existing problems and corresponding improvement suggestions of BIM Technology.
