Under the current facility management method,the management and decision-making process of HVAC system are time-consuming and inefficient,which affects the HVAC system management service quality.With the improvement of living standards,people's requirements for the indoor environment are also constantly improving.The HVAC system is the main creator of the indoor environment,and its operation will directly affect the user's production efficiency and quality of life.With the rapid development of the construction industry,HVAC systems have become increasingly large and complex.Therefore,how to provide high-quality HVAC system management services has become the focus of the facility management department.However,under the traditional facility management method,information is dispersed in various facility systems,which leads to complex and unintuitive component location,related information collection and retrieval process.At the same time,HVAC system management quality feedback mode is passive,and decision-making has high experience dependence.The above problems largely restrict the improvement of HVAC system management efficiency and management quality.The emergence of BIM technology has brought about major changes in facility management activities,providing technical support for improving the visibility of facility management and the level of information integration,and speeding up information retrieval and component positioning.However,BIM still lacks in the visualization and integration of dynamic information.In order to make up for this shortcoming,domestic and foreign scholars have combined BIM with sensors.However,the research still stays in the integration of dynamic data and 3D models,fails to make full use of data for analysis and supports decision-making,and it is difficult to greatly improve the complex HVAC system management efficiency.This paper aims to dig deep into the potential of BIM and sensor application.With the help of data analysis technology,based on the logical structure of HVAC system,consider how to further improve the visualization and automation level of HVAC system management decisions,and solve the problem that the HVAC system information search process is time-consuming and the decision-making process is highly dependent on people under the traditional management method.Based on the literature research and questionnaire survey,this paper analyzes the current situation of HVAC system management,and proposes the solution of integrating application BIM,sensing technology and database to construct a management system based on visual logic relationship.In order to improve the management efficiency and management quality of HVAC system,this paper takes the three-dimensional information model of facility management stage as the carrier,links sensor to obtain remote temperature data,builds the HVAC management database,and then establishes the HVAC system logical relationship.After that,this paper builds HVAC management and decision support system based on visual logical relationship and gives the key technical methods for function implementation.This paper constructs the system framework of the data layer,system layer and user function layer of HVAC management and decision support system,and designs nine fine functions of four modules according to the daily work and difficulties of facility managers.Based on functional and transaction cost considerations,Autodesk Revit 2017 was used to establish a facility management model,with Autodesk Navisworks Manage 2017 as the visualization system platform,C#as the development language,Visual Studio 2015 as the development platform.System construction is completed by combining temperature sensor and SQL Server database.Finally,the case analysis method is used to demonstrate the application of the HVAC management and decision support system in the actual project,verifying the system's achievability and demonstrating the advantages of the system applied to HVAC system management.Based on the case study,the operation methods of each function of the HVAC management decision support system and the application process in each management stage are described in detail.After summarizing the implementation of various functions of the system,the auxiliary functions of the system for HVAC system management and decision-making are explained.In this paper,BIM,sensing technology and database are applied in the whole HVAC system management process.The visual HVAC system logical relationship is supported to support decision automation.The HVAC management and decision support system with visual logical relationship is constructed,and the HVAC system spatial information is realized.The high integration of static operation and maintenance information and dynamic operation data accelerates the positioning process of HVAC system related components,simplifies the HVAC system management process,and plays a positive role in improving the status quo under the traditional method.Moreover,the use of HVAC management and decision support system has changed the feedback mode of HVAC system management services,which is conducive to improving user satisfaction,enhancing corporate image,enhancing the competitive advantage of enterprises,and providing ideas for efficient management of other facilities systems.
