China has a large stock of existing buildings,and there are a large number of non green buildings in the existing buildings.The existing residential buildings are closely related to people’s lives.Vigorously promoting the green transformation of existing residential buildings is an important livelihood project in China.For the reconstruction of existing residential buildings,it is not clear that the cost input and benefit of the reconstruction project are obtained by all groups of society.At present,the reconstruction of existing residential buildings is mostly funded by the government,but the government funds are limited,which can not meet the people’s requirements for the reconstruction of residential environment.This paper starts with the problems of large stock and low investment efficiency of green transformation of existing residential buildings,and studies the market-oriented operation mechanism of green transformation of existing residential buildings through cost-benefit analysis and related subject analysis.First of all,through literature research,this paper analyzes the research status at home and abroad,and discusses the connotation and characteristics of green transformation of existing residential buildings.From the three transformation objectives of saving energy resources,improving the living environment and improving the use function,the green transformation technology of existing residential buildings is classified and sorted out.The cost,economic benefit,environmental benefit and social benefit of different reconstruction contents of existing residential buildings are calculated,and the life cycle cost analysis and cost-benefit analysis are carried out in combination with the reconstruction project of existing residential buildings in Changchun City.Through the cost-benefit analysis and the analysis of the investment related subjects,and drawing on the advanced experience of the existing building renovation in various regions of China,the existing problems in the existing residential building renovation market are sorted out,and it is found that the existing residential building market in China is not perfect,but also needs the guidance and supervision of the government.According to the different transformation contents,the corresponding investment transformation mode is put forward,and the market incentive mechanism,investment operation mechanism and market supervision mechanism are formulated to promote the implementation of green transformation of existing residential buildings,so as to promote the rapid development of existing residential building transformation market. |
