The construction industry is fragmented one and known for the loss of productivity,reworks etc.globally,further it is also found that among all other industries.agriculture and construction sectors are found to be at the bottom of the pyramid for the adoption of new technologies.Despite India being the emerging economy,when there are large opportunities for growth in real estate and infrastructure sector,the growth in the sector is practically sluggish.Most of the projects are facing severe delays in terms of schedule and budget overrun,overall the sector is losing its significance in front of the Investor.Building information modelling(BIM)is a solution that can tackle coordinationrelated issues and provide a new competitive edge in the organization among the peers.While globally whenever a new technology is introduced the management within an organization tried to focus on the opportunities that it brings,In India,it's a different ball game altogether,the management is sceptic about introducing new technologies.The reason is focussing more on the demerits that come with it rather than focussing on its merits.Studies have been conducted before about the rate of adoption benefits of using BIM and what BIM tools can bring in industry-specific to India.While BIM brings many benefits,it also brings some unique risks to the project With a mixed research method,the study tries to summarise all the project risk that can have implication towards the success of a project when BIM is adopted.The nature of the study is framed as an inductive approach,in which all the relevant pieces of information are collected and the conclusion is prepared based on the available facts and figures from bottom to top.The structure of research question is kept as a mix of exploratory and explanatory to decide the critical risk factors in the BIM-enabled project in India.The study prioritises all the risk factors to focus on the key risks and provide examples of practical BIM related issues faced in the projects that were not discussed before.It finally explains while BIM standalone technical and legal risks are important,there are other traditional project risks that outweigh their relative importance.The study basically solves two key purposes to promote the usage of BIM,firstly,to medium size enterprise who are not adopting BIM working because of lack of awareness,secondly to a large organisation,who are implementing BIM only in certain phases of the project instead of using BIM from concept development to handing over,during the whole project lifecycle.
