With the continuous development of China's urbanization process,the concepts of low energy consumption,green environmental protection and sustainable development have been put forward,and the concept of industrial development of the construction industry has once again come into people's attention.As a specific implementation method of the industrialization of the construction industry,prefabricated buildings have once again attracted people's attention.Real estate development projects are an important part of the urbanization construction.The adoption of the prefabricated construction model can just solve the problems of high energy consumption,low efficiency and long cycle in the development process.Therefore,the prefabricated buildings have received strong guidance from the government.However,the development of prefabricated buildings in China is still in the primary stage.The development of prefabricated buildings relies more on policy guidance than on the initiative of real estate developers.In order to improve the enthusiasm of real estate developers,this paper will compare and evaluate the comprehensive benefits of traditional cast-in-place residential buildings and prefabricated residential buildings from the perspective of real estate developers on the basis of the main residential development formats.First of all,based on the current policy documents of the development of prefabricated buildings and the current situation of the development of prefabricated buildings from the perspective of domestic real estate development,this paper proposes for the first time that the research content of this paper is the comprehensive benefit evaluation of prefabricated houses from the perspective of real estate developers.Then,this paper expounds the relevant concepts about the prefabricated construction and theoretical basis of this article,defines the research object and research main body of this article and the matter-element extension theory is adopted in this paper to evaluate research,and on this basis,using literature study and expert investigation method to build the four dimensions,18 benefit evaluation index system of comprehensive benefit evaluation index.Then,taking matter-element extension theory as the comprehensive evaluation method,the evaluation criteria,classical domain and section domain of each benefit evaluation index are determined,and the index weight of this paper is comprehensively weighted by combining the form of questionnaire survey.Finally,a real estate prefabricated housing development project is introduced as a practical case to evaluate the comprehensive benefits of the project.From the perspective of real estate developers,this paper studies the comprehensive benefit evaluation of prefabricated houses,which can make up for the deficiency of the theoretical research on the comprehensive benefit of prefabricated houses based on the perspective of real estate developers in China.At the same time,it can also bring somethoughts to real estate developers and better serve the development of prefabricated buildings in China.
