The influencing factors and efficiency of town development is an important issue in the new urbanization stage.Taking a sample of townships of Jiangsu Province where with developed economy in the eastern coastal areas of China but Significant differences regional development as an example,some methods including multi-factor comprehensive evaluation method,multiple regression model,correlation analysis,data envelopment analysis have been used to study the influencing factors and efficiency of 109 sampled towns development in Jiangsu Province.This study aims to enrich the quantitative research on the influencing factors and efficiency of towns development in the academic circle,and provide scientific support for promoting new urbanization and rural revitalization strategies in the new era in China.Main conclusions are as follows:(1)The development of towns is quite different,and the influencing factors are complex.The development of high-level and low-level towns roughly shows " Pareto principle ",low-level towns have lower criteria of economic development,however,high-level towns have lower criteria of town scale and construction,different development types have different lag factors in towns.Industrialization,location condition,market force,and development condition are the main influencing factors in whole towns in Jiangsu Province;administration force,industrial enterprise development vitality,agricultural labor force(negative impact)are the main influencing factors of non-northern Jiangsu towns;the number of industrial enterprises,the level of market investment,and industrial enterprise development vitality are the main factors of northern Jiangsu towns.(2)The correlation of economic development and land use intensity of sample towns is significantly strong,different types of towns are significant differences.The more developer the economic region,the larger the resident population,the larger the town build-up,the higher the level of economic development and land use intensity,in different development types,national key towns>non-key towns>Xiang(a type of towns in China,more similar to Rural community);in different industries,secondary industry > tertiary Industry >balanced development industry > primary industry.The law of economic development and land use intensity level increase with the increasing population size is generally linear growth,with the expansion of township size,there may be inverted U-shaped growth.Generally speaking,the economic development level of the large resident population,the national key towns,and the secondary and tertiary industries are the highest correlations with the level of land use intensity.(3)The efficiency of township economic development is not high,and there are differences in different types of towns.Generally speaking,the developed economic region,the large resident population,the national key towns,the secondary and tertiary industries dominated towns have the higher comprehensive efficiency and scale efficiency;the developed economic region,the small resident population,the Xiang and general towns,the primary and secondary industries dominated towns have the higher technical efficiency.Approximately 80% of the towns are in the stage of increasing returns to scale,that is,they can obtain higher economic benefits by increasing investment in resources.About 20% of the towns have land input redundancy,and it is necessary to control the disorderly expansion of the town built-up area.About 5% of the towns have labor force and capital investment input redundancy,and it is necessary to control the invalid investment of the number of employees in the secondary and tertiary industries and the fixed assets investment.
