Study On The Optimization Design Of Residential Space Of Medium-sized Apartment In Nanjing

With the rapid development of urbanization in Nanjing,the pace of urban planning is accelerated.The trend of real estate housing is increasing every year,and the price of house prices is growing at a high speed.Under the influence of rigid demand,the cost of purchase,the national policy,the change of family structure and many other factors,city residents also increasing to the needs and expectations of secondary residential apartment layout.It is especially popular with newly married youth,migrant workers,and elderly people at home.In addition,the medium-sized apartment is also suitable for investment.Therefore,the market share of mediu-sized apartment is also increasing year by year.However,due to the rapid development of the real estate market,the internal space is not considered meticulously,there are many problems such as unreasonable area distribution,lack of function and low utilization rate of space.With the popularity of residential hardcover delivery,the design and research of living space of medium-sized apartment has become the focus of attention.In this paper,based on the construction area of the city of Nanjing in 80-100 medium-sized residential housing as the research object,based on the policy,characteristics and the use of the combination of people,from the domestic and foreign forms,space use,market practice and other dimensions to study.Through questionnaire and household survey,we analyze the living needs and living conditions of population,such as insufficient space,irrational distribution of bedroom space and low utilization rate of living room,and summarize the achievements and shortcomings of the middle type residence in Nanjing,based on this,according to�denmand analysis strategy study case application".The way of living,the elementsof space medium residentialapartment layout for the depth of the analysis.From the improvemengt of the function and adapt to the cyclical changes in the path to optimize the design of the living space.Put forward some suggestions on the building itself through research.At the end of the secondary residengtial apartment layout are summarized and reviewed.
