China is in the current critical period of building a resource-saving society and developing a low-carbon economy.Low-carbon communities and green houses are rising.Traditional property management can no longer meet the higher-level psychological needs of the owners.Implementing low-carbon property management has become the current The future direction of the property management industry.In recent years,the property management industry in Shenyang has gradually developed rapidly,but there are also some problems such as inadequate laws and regulations,inadequate management,and lack of awareness of low carbon and environmental protection.In the practice of low-carbon community management,Shenyang City has achieved certain results,but there is a certain gap compared with developed regions.Therefore,building a low-carbon property management model suitable for Shenyang City has become the top priority in promoting community property management.In view of this,based on the analysis of a large number of domestic and foreign literatures,this paper sorts out the research status and development status of low-carbon property management at home and abroad,and systematically summarizes it.The purpose and content of this thesis are further clarified,and the theories of low-carbon economy theory,stakeholder theory,low-carbon property management connotation and content,evaluation of influential factors and method selection are discussed.In order to understand the overall development status and implementation of low-carbon properties in Shenyang,the sample data was obtained through the property management enterprise questionnaire and the community owner questionnaire,and the software was analyzed by SPSS20.0 and MATLAB software.Descriptive statistics,cross-column table analysis,grey correlation model construction,rank sum test and other methods are used to analyze the problems and causes.Focus on the research of propety management companies,owners and the government,so as to provide targeted recommendations for the implementation of the low-carbon property management model.Then,in the process of identification and evaluation of influencing factors,combined with the characteristics of the influencing factors of low-carbon property management in Shenyang,the influencing factors are listed.According to the relationship between the influencing factors determined by the expert group,the ISM model is used for matrix calculation,and the main influencing factors of low-carbon property management in Shenyang are layered,the logical relationship between the influencing factors is determined,and the hierarchical relationship of influencing factors is finally obtained.Analytical structural model.Through the ISM model,we can further reveal the intrinsic relationship between the influencing factors,explore the direct factors and deep factors,and clarify the direction that needs to be focused on the construction of the model.Finally,on the basis of analyzing and comparing the traditional property management mode and current mode of Shenyang City,combined with the whole process of real estate development,the ISM analytical structure model is analyzed,and the breakthrough point is found,and the low-carbon property management is obtained based on the enterprise questionnaire and the owner questionnaire.Some problems and their causes,following certain principles,finally constructed the overall framework of the low-carbon property management model of " government-led,property management enterprise management,and residents'participation ",which operates from the planning and design stage,the operation management stage,and the aging stage.In order to provide decision-making reference for government departments and property companies.
