Study On The Factors Influencing Development Behaviors Of Sem-based Fully Furnished House

With the continuous advancement of the modernization of the housing industry,the fully renovated residences have been strongly advocated by the whole society for their advantages such as energy saving,low carbon environmental protection and improving housing quality.As the main body of the development of fully renovated houses,real estate enterprises are not motivated by various internal and external factors such as imperfect policies,unreliable capital chain,unsupported technical level,low consumer acceptance,etc.Development behavior is still not widespread.Therefore,from the perspective of real estate enterprises,this paper explores the key factors affecting the development behavior of fully renovated residential buildings based on structural equation modeling(SEM)analysis method,and proposes targeted promotion measures for fully renovated residential buildings.This paper has carried out research work from the following aspects:(1)This thesis analyzes the factors influencing the development behaviors of fully furnished houses and constructs a conceptual model.Based on the current situation of fully furnished houses,previous studies,corporate behavior and other related theory,this thesis summarizes 34 internal and external factors affecting enterprises,including standard system,financial subsidies,consumer demands and development cost,etc.And divides them into 10 dimensions,including incentive policies and regulations,consumer demands and expected benefits.Then some hypotheses are proposed.On this basis,the structural equation conceptual model between the influencing factors and the development behaviors of fully furnished houses is constructed.(2)Through the questionnaire survey,the sample data was used to conduct empirical research on the influencing factors of the development behavior of fully renovated residential buildings.This paper takes Shaanxi real estate development enterprise as the research object,obtains empirical data through questionnaire design and research,and uses SPSS,AMOS and other related statistical analysis tools to test and analyze and fit the empirical data,so as to find the key to affect the development behavior of fully renovated residential buildings.factor.Research shows that command-type policy and regulatory factors,incentive-type policy and regulatory factors,consumer demand factors,market competitor behavior factors,urban economic level factors,technological development level factors,expected benefit factors,and internal resources of enterprises under the 0.5% significance level The factors can significantly positively affect the developer's fully-decorated residential development behavior;from the perspective of the degree of influence,the external level of technology has the greatest impact.(3)This thesis proposes some strategies to promote fully furnished houses: government guidance,enterprise promotion,technical support and consumers' support.The specific measures are: to improve the standard system of the fully furnished houses under the guidance of government;to implement taxation and credit incentive policies so as to establish a reasonable supervision and management system;to promoted the integration of the “production,study and research” platform in enterprise by strengthening the internal talent training and promoting the “menu” renovation plan;to promote the coordinated development of civil construction and decoration with technical support in view to accelerate the development of parts technology;with the support of consumers,to change idea of consumption to understand the fully furnished houses.
