Urban land grading is an important means of evaluating land quality.Due to the different locations and basic conditions of urban land space,there are obvious regional differences in land quality,which leads to different land prices.Therefore,in order to understand the quality of urban land better and to allocate urban land resources rationally and effectively,it is necessary to study the methods and techniques of urban land grading.Based on Marxist land rent theory,competitive rent theory,location theory and urban regional structure theory,this paper is based on the multi-factor comprehensive assessment method,according to the natural social and economic status of Xuzhou City and the “Rational Rules for Urban Land Classification”.The GIS spatial analysis is used to comprehensively grade the urban land,which improves the accuracy and scientificity of the grading efficiency and grading results.The main results and conclusions of this study are as follows:(1)Establish a factor system for the comprehensive grading factors of urban land in Xuzhou City and determine its weight.Through the investigation of the social,economic and ecological benefits within the scope of Xuzhou City,according to the "Regulations for Classification of Urban Land Classification",the factors that play a leading role in the comprehensive grading of urban land in Xuzhou City and can reflect the land difference are selected.The factor system of comprehensive grading factors of urban land in Xuzhou City was established,and its weight was determined by AHP and passed the consistency test.Among them,the commercial prosperity,basic facilities and road accessibility play a key role in influencing the quality of urban land.The weight of the influence of commercial service is 0.3105,followed by infrastructure perfection and public facilities completeness,their weights are 0.1614 and 0.1271,the road accessibility weight is 0.1076.(2)Establish a land comprehensive grading geoprocessing process model based on cost distance attenuation.Based on the Model Builder modeling tool provided by ArcGIS platform,the land comprehensive grading geoprocessing process model was established by using buffer analysis,cost distance mapping,grid calculator and other tools to form a fixed and orderly processing flow and improve the grading accuracy and scientificity of efficiency and grading results.(3)Complete the division of land level in Xuzhou City.Through the data of the influencing factor factors,the functional scores are calculated and quantified,and the action scores are calculated by GIS spatial analysis.The comprehensive classification of urban land in Xuzhou City is completed,and the market transaction data grading method is used to verify divided into six levels.The total score of the land grading unit in Xuzhou City gradually decreases from the center to the periphery and has a certain continuity.The land level presents irregular patterns surrounding the city-level commercial service center and road diffusion,in which the land level on both sides of the road is farther away from the road.The land level is higher,and the scores and area ratios in the ranks show obvious differences and levels.The lower the level,the smaller the score within the level and the larger the area.
