As a medium-sized state-owned real estate enterprise,Zhejiang Provincial Energy Real Estate Company Ltd.(referred to as: Zhejiang energy real estate Co,.Ltd.)is facing the new situation that China's real estate industry has changed from high speed to high quality and the degree of aging is deepening in China.How to apply the new theory of old-age real estate,implement the strategic transformation in a proper time,and shift the focus of work to old-age real estate industry,are the core issues to be demonstrated and solved in this paper.Through literature review and comparative study,this paper do es a thorough research on the related theory of old-age real estate strategic managemen t,lies in proposing a feasible method for Zhejiang energy real estate Co,.Ltd,which is experiencing a dilemma and transformation development.Both empirical analysis and normative discovery are applied to study on the theories and ideas of strategic management,on the basis of the company.This paper also focuses on analysis of the main problems and causes of development strategy on the basis of Zhejiang energy real estate Co,.Ltd.,simultaneously analyzes the external environment for the development strategy of the real estate of the company from following three aspects: firstly from the macro environment analysis(using PEST analysis method,including political and legal environment analysis,economic environment analysis,social and cultural environment analysis,technical environment analysis),industry environment analysis and EFE matrix analysis and so on.In the meanwhile,this paper carries out the advantages,disadvantages and IFE matrix analysis of the internal conditions of the company,which combining the external environment analysis and the internal conditions analysis to use the SWOT analysis method,putting forward the growth strategy,the diversification strategy,the torsional strategy and the austerity type respectively.Finally,utilizing the QSPM matrix analysis method to make the best strategic choice—growth strategy for Zhejiang energy real estate Co.Ltd.Implementation of the development path is business of old-age.Combining of China's national conditions and adapting to the global market economy and market competition constantly as well,this paper propose the practical guiding significance,including the solutions of deepening the reform of the state-owned enterprises and striving for innovation,accelerating the realization of mixed ownership and joint-stock cooperative system,improving the strain and competition capacity.
