Research On Performance Evaluation Of Working Capital Management Of Listed Companies In Property Management

Since the introduction of property management from Hong Kong in the early 1980 s,it has been growing with the maturity of China's market economy.Especially in recent years,the IPO climax of property management companies has made the industry the focus.Though property management industry has ushered in the great opportunity of development,but risks and challenges remain,the sharp number increase of property management enterprises will with no doubt intensify market competition.Operation capital is the blood of an enterprise,is the power for the development and profitability of an enterprise,it exists in the enterprise's whole operation process.Property management enterprises,in order to survive in the fierce competition,must find method of operation capital management and itsperformance evaluation that I suitable for the industry,and achieve the strategic purpose of strengthening operation capital management and promoting profitability.The paper firstly sums up the operation model and key success factors of China's property management listed companies by combing the relevant theoretical researches of operating capital management at home and abroad,it analyzes the industry characteristics of operation capital according to the financial data of the 2016 financial statements,and explores the key factors that affect operations management.Then,according to the above analysis,it constructs an operation capital management performance evaluation system that can reflect the characteristics of the property management industry.Finally,it selects the first listed property management company in China—Color Life,to make a selective analysis of its operation capital structure,also,the paper makes a comparative analysis by using performance evaluation method of operation capital management based on factor perspective and the method based on comprehensive accounting factors that is proposed in this paper,verifies the rationality and applicability of the method in the paper.This study found that the existing operation capital management evaluation method cannot fully applied in the property management industry in China although it provides strong support.The new method presented in this paper provides a new idea for the management of operation capital in China's property management industry,helps enterprises to evaluate the management efficiency of operation capital in a timely and comprehensive manner,so as to find and reduce operational risks timely,and at the same time,make focused control on important factors,conducive for the management level to better grasp the structure of operation capital and improve management efficiency.
