The housing problem concerns people’s livelihood.Since ancient times,people’s demands for housing have reflected the weight of housing in people’s lives.However,with the rapid development of social economy and the mass migration of population,the housing market is beginning to show different states.As a densely populated city,the housing market presents obvious structural problems.Therefore,the supply-side structural reform of the housing market in Shenzhen is the inevitable choice to solve the problem of the housing market in Shenzhen,and it is also an important subject in the study of the housing market in the new period.In order to analyzes the real connotation of supply-side structural reform of housing market,this article starts with the definition of housing market,the structural reform of supply side,the supply-side structural reform of housing market and the related theories.Secondly,based on the current situation and existing problems of the housing market in Shenzhen,the author finds out the "symptoms" of the housing market in Shenzhen.Then the game theory is used to analyze the three main bodies of the supply side of the housing market in Shenzhen by establishing the game model,and clarify the position of the three in the supply-side structural reform of the housing market.Based on this,this paper puts forward policies and recommendations for the supply-side structural reform of the housing market in Shenzhen from the perspective of government,financial institutions and real estate enterprises.The government should carry out reform from the aspects of housing security system construction,market supervision,housing leasing market management,land supply management,financial institutions management and management of speculative purchase.The financial institutions should strengthen the development loan management of real estate enterprises and housing rental market.In terms of service level,real estate enterprises should adapt themselves to the reform and development from the perspective of capital management and housing development structure. |
