Under the macro circumstances of national strategic transformation and supply-side reformation,China is witnessing the emergences of influential regional industrial value chains which not only brings tough competitions and exciting innovations,but also further evolvement and re-structure to current industrial pattern.Urban complex industrial park,an innovative and the essential form of 4th-Generation industrial real-estate,was developed to replenish industry source and will take the lead in the next generational development.Unlike traditional industrial parks,the development of urban complex industrial park is confined by site selection,industry positioning,etc.,and is still in its earliest stage.In academic field,so far,no mature mode has been formed for the connotation,denotation,development strategy or operation of urban complex industrial park.In practicaloperation field,most projects are mere publicity stunts,lacking the intended integration and mutual promotion of technology,market,financing,talents and innovations which are core services of an industrial eco-system.This paper complies with the methodology of questioning,analyzing and advancing solutions,and intends to: 1)obtain a clear and integral definition and elaborate on characters,connotation and denotation of a urban complex industrial park,based on comparative analysis with other new forms of industrial real-estate,namely industrial parks,headquarter complexes,etc.;then to discover key factorbased on current researches in theories of Industrial Cluster and Industrial Value Chain.2)Extract drives and characters on emergence of urban complex industrial parkbased on historical evolvement of industrial real-estate forms.3)Summarize core development strategies,via thorough analysis on representative projects domestically and abroad,and essential factors for successful operation,namely the planning,industry positioning,marketing,public services,etc.4)A case study of CXZX project to advance solutions and advices,from the industry operation perspective instead of the more traditional develop – and – sell perspective,on how to construct a precise positioning system,to concrete development tactics,to form a duplicable mode,and to forge the future E-Parks,under the complex political and economic background of macro strategic reformation,regional transformation along with the ever-evolving company development strategies.
