| Through land development and infrastructure construction,real estate development enterprises carry out batch after batch of real estate projects,which not only meet the people’s needs of living standards,but also improve the people’s living conditions and living environment.According to the statistics from National Bureau of Statistics of China,the proportion of real estate added value to GDP is 6.5%in 2016,which means the real estate development industry makes a great contribution to national economic growth and fiscal revenues.Besides,while stimulating economic growth,real estate development enterprises push some related industries forward.However,due to the unique nature of the industry,such as a long period of development,a slow return of funds,etc.,result in some risks in internal control process of sale and receipt of real estate development enterprises.This paper first introduces the background and significance of the study,reviews the domestic and foreign literature on internal control,briefly summarizes the research contents and research methods,and proposes the contribution of this article.The second chapter works as the basic theoretical part,mainly introduces the definition and the elements of internal control,outlines the internal control process,the key risk points and fundamental control measures of sale and receipt.These profiles serve the functions of theoretical guidance and logical organization in the analysis later in this paper.The third chapter is an overview of the internal control of real estate development enterprises.In this chapter,the characteristics of the real estate development enterprises and the development of the whole industry are pointed out.On the basis,the internal control process,the key risk points and fundamental control measures of sale and receipt of such enterprises are summarized.As a transitional chapter,this chapter serves as a connecting link between preceding chapters and following chapters,providing the groundwork for the next case.Chapter four goes into the main part of this article-case.This article selects A real estate development company as a case analysis company.First,the company’s profile,corporate culture and internal control framework arc bricfly introduced.And then,tlhe company’s internal cointrol process of sale and receipt is generally illustrated.’Ihrough exploring this process,many problems highlight,and this chapter analyzes the causes of the problems from the perspective of the elements of internal control.Chapter five is based on chapter four,combined with the basic theory of chapter two,puts forward some suggestions to improve the internal control process of sale and receipt of A real estate development company,so as to help the company strengthen its internal control,and prevent the risks in the internal control process of sale and receipt.The sixth chapter is the conclusion of this article,summarizes the article and prospects for the future on the basis of the first to the fifth chapter.The real estate development industry is related to the national economic growth,fiscal revenues and the people’s living standards.Due to the unique nature of the industry,there are some risks in the internal control process of sale and receipt.If we can take measures against the problems in the process,it will be helpful to prevent the risks. |
