Real estate as the pillar industry of the national economy,its healthy and conti nuous development of national economy steady growth plays a very important role.Compared with other industries,the real estate industry as the typical characteristics of high investment,high risk,long cycle.In recent years,many real estate facing the financial risk of the shortage of funds,to make ends meet,appear even greatly ban kruptcy,"ghost towns" phenomenon is serious.Solve the problem of financial risk has become a lot of real estate enterprise survival and development of the key factors,so how to prevent the real estate enterprise into a financial crisis,the current is an u rgent need to solve the problem.In this article,through analyzing the characteris tic of the real estate industry and real estate enterprise's financial characteristics,combined with the external enviro nment risk and corporate financial risk factors.Set up index system of environmental risk,enterprise financial risk and industry based on two-dimensional matrix positioning model,establish a "four positioning system",the organic combination of the two,at the same time,the Shanghai and shenzhen two city 163 listed real estate companies as the sample data to carry on the empirical anal ysis,the result shows there are 78 enterprises face financial risk "in p levels",where * ST pearl river and 5 * ST companies such as new financial risk warning degrees for positioning in warning state,this is five companies for three consecutive years w ere warned of the enterprise,this suggests that the real estate industry positioning the early warning system for listed companies financial early warning model has a certain accuracy.The establis hment of early warning model for listed real estate compani es in a rapidly changing external environment prevention and avoid enterprise financial risk to provide i mportant reference significance.
