Since our country real estate market,real estate industry has been rapid development,become the pillar industry of national economy in our country.Also brings a series of problems,with the rapid development of real estate industry such as house prices rising too fast,real estate enterprise high debt ratio,commercial housing backlog of inventory,such as large land footprint,in order to stabilize the real estate market,the state council issued many policies to regulate the real estate market,local governments are also under the adjustment of national policy are local policies,to control the real estate market.Since 2011,the national key to restrict the sale of commercial housing,has issued a limit lending restrictions to curb the soaring price of commodity house.2015 policy has lifted the limit for purchasing control,which has strict control of land supply,the focus on the "inventory".Due to the policy change frequently and intervention,at the same time,consumer purchasing power shortage,rising cost of real estate project development,market overall leveling off economic growth,the real estate market under the influence of various appeared a downward trend.In the external environment,real estate enterprise high debt ratio,debt management,lacking the ability to obtain cash and debt repayment pressure will be more obvious.Because of these problems of the impact of the financial risk to the enterprise will be bigger.In view of the real estate enterprise itself the recognition of financial risk,and make timely control and preventive measures is an enterprise management need to master.Therefore how to identify the real estate enterprise financial risk,evaluate the risk,analyzing the causes of financial risk is the real estate enterprises under the condition of the complex and changeful market environment focus on the direction.Based on this background,this paper chose Dalian WanDa commercial real estate co.,LTD as a case study,the analysis of the financial risk.This article from WanDa real estate business scope,operating conditions,development strategy and other aspects,according to the classification of financial risk in capital circulation movement Angle selected financial indicators.In the recovery and WanDa real estate financing,investment,income distribution four aspects of financial risk identification.On the basis of the financial risk identification,WanDa real estate financial statement data as the basis,establish reflect WanDa real estate debt,profitability,operation,cash flow and growth ability of financial indicators in five aspects.Using the factor analysis method to construct WanDa real estate financial risk evaluation model,on the basis of WanDa real estate financial data,to evaluate the financial risk.According to the evaluation results,combined with the result of the financial risk identification,to carries on the analysis of the financial risk of WanDa property.According to the above conclusion,put forward targeted reasonable financial risk management advice.Hope for real estate enterprises to provide some reference.
