In recent years,the main China City real estate control policies and the implementation of national macro-control on the property market in the continuous enhancement of the real estate enterprises to buy land can make money has gone to,real estate industry are typical capital intensive industries,domestic real estate firms operation basically by asset-heavy model.Asset-heavy mode in the cost of land value-added and rapid city house prices remain high in the time,as long as housing prices will rise in the future,through the real estate land realizable value is high,in order to make a profit.But with the cost of the cost of land for real estate enterprises in the proportion of more and more large,government regulation The price decline and measures of the space,the high land costs through higher prices cannot be made up,the real estate enterprise profit rate began to decline,the real estate industry itself the turnover cycle is long,heavy asset management mode of real estate enterprise development potential to cause a capital bottleneck in the process of the real estate companies great pressure on cash flow,so the real estate enterprises need the transformation of new business model.The development trend of the real estate industry into a relatively stable stage of development,so the real estate enterprises must return to the essence of value creation,earnestly carry out the products and services,the integration of industry resources,make enterprises capital to achieve higher returns through the appreciation of the way.To the asset-light business has gradually become the focus issue in the transformation and upgrading the real estate enterprises.The asset-light business model of real estate enterprises refers to the real estate enterprise financing from the beginning to buy land,planning,project design involves all aspects of the project construction and project operation are completed by the highly specialized cooperation,the integration of resources development projects,land acquisition and to rely on the cooperation,the pursuit of land control but do not have.The orientation of the development of the asset light business model of real estate enterprises gradually transition to the real estate construction project managers,participants or operator development.In recent years some real estate companies have begun to try Chinese asset-light management mode,this paper introduces the cause of Vanke and implementation path of light the assets restructuring,transformation and analysis of Vanke asset-light operating business layout,financial characteristics,management team,financial results,market performance andcorporate value.And from the analysis summarized Vanke transformation of asset-light to provide reference for other real estate enterprise asset light transition.In this paper,through the transformation of Vanke asset-light operating case concluded as follows: Firsr,the key point of asset-light management of real estate enterprises lies in the ability to own key resources and management ability to output,the formation of strategic cooperation with other enterprises in the same industry or industry chain and financial institutions,to achieve the output of knowledge skill and ability of management,so as to realize the transition of asset-light operations.Second,the real estate enterprises through the transformation of light asset management can enhance enterprise value.Third,asset-light management for the real estate enterprises can aim with higher values of the development and services of value chain links do,so as to effectively promote the transformation and upgrading of real estate enterprises.
