Research On Comprehensive Cost Management Of Real Estate Projects

With the development of social economy and the acceleration of urbanization,the real estate industry has gradually become the pillar industry of the national economy.The increase of competition in the real estate industry has brought new challenges to the cost management of real estate projects.Therefore,it is highly necessary and of great practical significance to effectively carry out the project cost management.Many factors affect the cost in the cost management of real estate projects.There are many theories of project cost management,in which the overall cost management represents the most advanced productivity and management level,which is the integration of the existing project cost management ideas and methods.The overall cost management includes the whole process of project cost management,such as pre-project decision-making,design,project construction application,project bidding,construction and completion of the project and the cost management throughout the life cycle of the development phase and the operation phase.Besides,it also includes all-round cost management and overall cost management of all factors,whole teams and risks involved in the project.However,there has not been a systematic approach to the theory of overall cost management in the academic circle until now and there are fewer systematic research results.Meanwhile,there are relatively fewer researches on the actual application of real estate projects,most of which are unrealistic for the cost management of real estate projects and have little value for engineering application.The purpose of this paper is to summarize and analyze the current situation of the research and development of the cost management of real estate projects at home and abroad and the problems and shortcomings in practice;to systematically analyze and study the theory of overall cost management,thus to present a complete and systematic overall cost management system and methods.Main research contents: Based on the introduction of the theory of overall cost management,this paper probes into the problems and factors in the cost management of real estate projects,analyzes the process of overall cost management,constructs a overall cost management system for real estate projects,and analyzes the overall cost management of the selected projects from the perspective of overall cost management;analyzes,studies and summarizes the problems and insufficiency in the cost management of specific projects and puts forwards the countermeasures.Based on the analysis and research of the cost management of specific real estate projects,this paper analyzes the causes of the problems in the cost management of the real estate projects,probes into the improvement measures and solutions of solving the problems of cost management to realize the specific cost management required by the overall cost management system,verifies the advancement and feasibility of the overall cost management system solution through the examples,explores the specific application of the theory and methods of overall cost management to improve the real estate project cost work,in order to provide theoretical support and reference for the cost management of real estate projects.
