The real estate market has always been a focus of the market.As a developing country,China’s urbanization process is much faster than some Western countries.The urbanization of developed Western countries has gone through the centuries,and its development progress with the just a few decades development of our country was essentially flat.Under the current circumstances,China’s urbanization process is at a critical period of rapid development.It that original urban expansion,Metro continue to emerge leads to the rapid increase of urban population.Under this background,it is facing a difficult housing problems.In order to enable the government to more accurately and objectively solve the housing needs in the real estate market.By analyzing the different factors that the current population structure,age,occupation and others of Panjin City to housing demand,the author finds a few key factors to really affect the real estate market housing demand.Through random sampling of various occupational,residents of various regions of Panjin City,it was carried out a questionnaire survey of housing needs.It distributed 540 copies and eventually won the 498 valid sample data.Combining SPSS,EXCEL and other software for the statistical analysis and collation of data,It outputs a large number of graph form.This can be more intuitive have a more profound understanding for factors of real estate market housing demand.In addition,in order to obtain the degree of various factors affecting the real estate market housing demand.This paper uses a structural equation model for further analyzing the weights of the influencing factors of housing demand and uses a correction factor method to have factors in constructed models what do not meet the theoretical basis for the inspection,modification,inspection,until the model achieved good results.The results show that the degree of influence of the ability to pay of residents and living standards of residents for the real estate market housing demand is the largest,followed by consumer expectations,the basic situation of families.Finally,according to the different degree of influence of different factors,that given the relevant policies and opinions to improve the housing needs of the real estate market,analysis inadequate of this study,as well as an expectation of future research.Structural equation model itself is a new statistical techniques,but also in the past 20 years it is a branch of the fastest growing in the field of applied statistics.Structural equation model used more often in the social sciences,and in terms of the real estate market,and more for customer satisfaction of real estate market research.This article explores the structural equation to apply to the study of housing needs of the real estate market,and as Panjin City an example,The article provides a practical and reliable empirical basis for the study of the real estate market related fields. |
