Assets Backed Securitization has experienced explosive growth in 2016.In this year,the amount of total issued ABS of Enterprise products was 371,aggregate amount was 474.36 billion yuan,a 132.49% increase from 2015.The amount of stuck was 598.97 billion yuan in 2016,up 160.42% from 2015.With the continuous increase in the number of basic assets,expanding the field of industry,asset securitization has become one of the most eye-catching corporate financing.Real estate,as a pillar industry of the national economy,has been suffering from high financial leverage,slow investment recovery and capital supply shortage.Under the plight of Financing from bank and traditional securities market,asset securitization has opened up a new model of real estate enterprises' financing in capital market,effectively revitalizing assets and reducing the financing cost of enterprises.This paper attempts to summarize the successful mode of asset securitization of real estate enterprises by means of case study and promote it.This paper defines the concept of securitization of the assets,summarizes the characteristics and development of asset securitization and uses this as the theoretical basis to enter the main content,which is the case study on Property Fees Backed Securitization of Poly Property.First of all,a brief analysis of the status of case financing companies and securitization financing incentives,and assetbacked securities product structure and case operation process to sort out carefully.The paper analyzes the risk of the case,the control measures taken,the forecasting and evaluation of the cash flow generated by the pool of assets,the existing problems,and sums up the successful experiences and the deficiencies that still need to be perfected in the case.At the last part,article make recommendations on the case.
