Housing is a very special commodity and other goods different nature,not only relates to the people to live and work in peace and contentment,and also relates to the whole country’s stability,harmony and prosperity.The housing market as the real estate market is the main part of not only relates to the healthy development of real estate industry,also relationship between the operations of the whole national economy.Since the reform of housing commercialization,residents’ housing conditions have been improved greatly,the Chinese real estate industry has been booming,but the resulting excessively rising property prices lead to residents unable to purchase more and more is also high,house prices have become the focus of the whole society.In this background,some scholars begin to research for China’s residents’ ability to pay and their conclusions are drawn,but most part of this research is based on Beijing,ShangHai,GuangZhou,ShenZhen and other first-tier cities or second-tier cities such as NanJing,HangZhou as the research object,and studies the JiaXing city residential almost no ability to pay,JiaXing is the Yangtze river delta center,from ShangHai,HangZhou,ShaoXing,NingBo,SuZhou and other cities have only one hour’s drive,have a great advantage in traffic,resources and development is the key of the Yangtze river delta region,there is a lot of research is necessary,which enriches the studies of housing affordability in housing economics,also for later scholars to further study as a reference.Paper first through the literature review about the domestic and international current research situation of housing affordability,measure and analysis the common measure of housing affordability index and its applicable scope,chose a common in many indicators of housing price to income ratio and residual income method two indicators for measuring method in this paper.Data statistics in JiaXing calendar year housing affordability of urban residents in JiaXing empirical analysis,in order to measure the JiaXing city residents of housing affordability in the province situation,also with the same indicators for the other 10 cities were analyzed.The price earnings ratio two indicators and the residual income approach,income and prices of basic coordination of urban residents in Jia Xing City,the basic prices at a reasonable level,Jia Xing urban residents housing affordability is better than most of the city of Zhejiang province.From the distribution structure on the sale of housing can also explain the JiaXing city middle income percentage than the average of ZheJiang Province,the above two indexes of the average value is closer to the majority of people.
