Since the reform and opening up,China's rapid economic development has made remarkable achievements.The real estate industry plays a very important role in the development of national economy.At the same time,the real estate business valuation also came into being,and develop rapidly,in the promotion of the real estate transaction price normalization,low-income housing estate even bargain,the establishment and maintenance of fair and reasonable trade order and healthy real estate market play an important role.In our country real estate appraisal of the research and the application is currently still in the exploratory stage,the current method of valuation is too dependent on the experience of appraisal personnel,the lack of accurate assessment basis,rarely establish mathematical model for quantitative assessment of the price,so to find a more scientific and reasonable quantitative evaluation method has important theoretical significance and the practical significance to promote the development of real estate industry.This paper tries to use the learning ability and the ability of nonlinear mapping characteristics of artificial neural network,the neural network model is introduced into the second-hand housing prices in the evaluation process,the establishment of suitable for Banan District of Chongqing City,the second-hand housing prices assessment of neural network model,in order to simplify procedures,improve the accuracy of evaluation results,to promote the development of the real estate valuation industry.In this paper,based on reading a lot of literature on the impact of second-hand housing prices and the existing traditional evaluation methods were combed,analyzed the general factors,regional factors and individual factors such as three kinds of influencing factors of real estate prices,and introduces the advantages and disadvantages of cost method,comparison method and the related theory of income method and the method.Secondly,it introduces the theoretical basis of artificial neural network,meaning,operation method,neural network model and advantage analysis of deficiency and improvement,and combined with the characteristics of artificial neural network is introduced to the second-hand housing price assessment process.Finally,through the analysis of the current development of Chongqing City,the real estate industry,the establishment of the Chongqing second-hand housing price assessment index system,through the collection of Banan District of Chongqing City,the recentsecond-hand housing transaction examples and related information,the establishment of a secondary housing valuation model and neural network model,the calculation and test for empirical analysis by using Matlab software,through the neural network model test and traditional valuation methods respectively on the same set of second-hand housing assessment,to verify the effectiveness of the artificial neural network model in the evaluation of the price of second-hand housing.
