With the rapid aging of the population of our country,more and more young people in the future may not be able to load the rapid growth of the elderly population brought about by the pressure.Without relying on the economic support of the younger generation,the elderly in the future,in addition to retirement pension,deposit and other economic sources,what other sources of funding to improve the income after retirement?This is a very important question.In view of the characteristic of Shanghai city's aging population and the high rate of self owned housing,this study discusses the new model of the housing endowment by reverse mortgage,which can solve the problem of pension funds.In advanced countries,reverse mortgage has gradually become a new type of financial products,so that the elderly to take cash to use the asset flexibility,but whether it can be used in Shanghai,the effect of how?What are the constraints and risks?Worth studying.Firstly,through the collation and analysis of relevant literature,combined with the specific circumstances of the case in Shanghai,currently Shanghai city existing in a variety of modes of the housing endowment,only learn from foreign reverse mortgage loans more feasible,but there are still many restricting factors,there are three main:one is based on the reverse mortgage loan pricing,also in Jinshui fair value and income replacement rate lack the scientific and precise evaluation method;the second is people on the Acceptance Intention and cognitive level is generally low;the third is for this kind of model may exist in the implementation of the risk of lack of effective response.Therefore,in this paper,the above three issues from the targeted analysis,by drawing on the expected profit and loss two breakeven(mean annuity)concept to solve the pension level value,and an empirical study.At the same time,through the investigation and analysis of risk management and other means,for the other two problems also put forward the solution.The conclusion of this paper,such as Shanghai so the housing price in the rising phase of the big cities in.The implementation of reverse mortgage loans to the housing endowment mode is feasible,but requires designers of this kind of product,in full consideration of the risks on the basis,starting from the wishes of the customer,in order to design a truly meet the needs of this group of old products to.
