Research On The Relationship Between Housing Cost, Human Capital And Urban Innovation Ability

Housing prices has been a hot topic of concern to people from all walks of life,rising prices directly led to the rise in the cost of living in cities.In recent years the cost of living of city innovation ability influence by government departments and the majority of scholars,especially in recent years,a second tier city housing prices hit record highs,and the main city China proposed different city science and technology innovation development strategy.City’s innovative ability is the comprehensive performance of the city’s strength,but also the city has sustained competitiveness of the important support.A city with strong scientific and technological innovation ability,will be able to occupy the high-end position in the urban network system,will be able to stimulate the industry in the city’s economy,and will be able to occupy the intellectual property to lead the development of society.Therefore,the paper studies the impact of the cost of living of the city on the formation of human capital and city innovation ability,analyzes the impact of Beijing,Shanghai,Shenzhen and Guangzhou,the cost of living on the formation of human capital and innovation ability of the city.In the study of the cost of living on the formation of human capital and city innovation ability influence,this paper first makes a qualitative analysis to the city and the theory of human capital city innovation theory,from the theoretical point of view of the cost of living to form the influence mechanism and city innovation capability of human capital,that will affect the formation of the cost of living human capital and the impact of city innovation ability.Then through constructing the housing cost,human capital formation and the city innovation capability measurement model,the Beijing,Shanghai,Shenzhen and Guangzhou’s housing cost,human capital formation and urban innovation ability index were estimated.Finally,through the calculation of the index using the method of multiple regression analysis,analyzed from 2007 to 2014 in Beijing,Shanghai,Shenzhen and Guangzhou,the cost of living on the formation of human capital,human capital formation of city innovation ability influence,and affect the living cost of the city’s innovation capacity.The empirical results show that the cost of living in Beijing is higher than that of Shanghai,Shenzhen and Guangzhou,and Shenzhen has a higher capital,followed by Shanghai,Beijing and Guangzhou.The innovation ability of the three cities is gradually increasing,the highest innovation ability of the city is Shenzhen,followed by Shanghai,and finally Beijing.By estimating the cost of living,human capital and urban innovation capability indicators,the study found that Beijing,Shanghai and Shenzhen residential costs on the formation of human capital has a significant inhibitory effect.Education investment,per capita GDP and the resident population have a significant impact on human capital,the coefficient of the three are positive,while the number of universities has no significant impact on the formation of human capital.The formation of human capital has a significant role in promoting the innovation ability of the city.And the number of colleges and universities,the per capita GDP and the number of residents of the city’s innovation capacity is not significant.Fixed assets investment has positive impact on urban innovation ability,and the impact of fiscal revenue on urban innovation ability is negative.The regression results add the cost of living of human capital and the cross term shows that the influence of human capital on city innovation ability is positive,the impact of living cost of the city’s innovation capacity is negative,the cross of city innovation ability of the human capital and the cost of living is.Therefore,the cost of living of the city will influence the city innovation ability through affecting the formation of human capital city,and the cost of living higher hinder human capital,thus hinder the city innovation capability.
