The real estate industry is closely connected with the financial industry.The real estate industry is one of the typical capital-intensive industries.The development of the real estate industry can not be separated from the financial support.With the deepening of financial system reform,the efficiency of keeping providing service for the substantial economy is constantly improving.The integration of real estate enterprises and financial institutions has gradually become a trend of the recent development of domestic real estate enterprises.However,there are disagreements on the real estate enterprises and the financial institutions whether should integrate in the academic circles.The main reason for the disagreement is that the real estate enterprises and the financial institutions do not have a suitable integration model.There is little deep and non-systematic research to the integration model.Therefore,it is necessary to study the integration model of real estate enterprises and financial institutions,which can provide reference and new ideas for the future practice of real estate enterprises.In the study,the author analyzes models of integration and characteristics of the real estate enterprises and financial institutions,combs and summarizes the typical integration model of the current real estate enterprises and financial institutions.Finally,under the guidance of the symbiosis theory,the author put forward the integration model of "unit symbiosis".After analyzing the specific cases,the conclusion is that the feasibility and applicability of the integration model.And the relevant countermeasures and suggestions to promote the model promotion and operation are obtained.In this paper,the conclusions can be divided into the following points:Firstly,according to the integration practice of real estate enterprises and financial institutions,the integration model is divided into four models.There are some advantages and disadvantages of the four integration models,and different models have different methods.Different integration models apply to different real estate enterprises.Secondly,under the guidance of the symbiosis theory,this paper puts forward the "unit symbiosis" model of real estate enterprises and financial institutions.In the "unit symbiosis" type of integration model,real estate companies and financial holding companies are the two symbiotic units,and symbiotic relationship between the different symbiotic units have integrated in the development process.In order to achieve complementary advantages and win-win cooperation between both of them.Thirdly,the "unit symbiosis" type of integration model is suitable for large-scale real estate enterprise to integrate with financial institutions.Although there are many real estate enterprises to establish their own financial holding company or asset management company,but the form of integration is still in the exploratory stage.In this paper,the author analyses the operation of the specific case to determine the integration model suitability of real estate enterprises and financial institutions.
