Real estate industry has developed so far,the homogenization of competition is becoming increasingly fierce,the real estate market has gradually entered “the era of silver”.Under the condition of limited resources,how to realize the maximization of enterprise benefit is the key problem of real estate enterprise.The original extensive development model has not meet the requirements of the times,the fine management mode becomes an important measure for the real estate enterprise to survive and develop in the future.The theory and practice of fine management in the real estate industry has gradually developed and applied,but How to quantify and measure the level of application of the fine management model in order to reflect on the shortcomings of enterprises in the practice of fine management,is still the current real estate industry's "blank".Firstly,this paper expounds the development of the fine management theory of the real estate industry at home and abroad,the present situation of the research,summarizes and analyzes the current situation of the development of the domestic real estate enterprise fine management,finds the existing problems and different echelon of real estate business development,pointes out the necessary of the real estate enterprises in the implementation of fine management and the establishment of the corresponding evaluation system,and analyzes the related concepts and theories.Based on this,the paper,analyzes the related concepts and theories,based on the whole life cycle theory,lean construction theory and real estate value chain model,and based on the comprehensive evaluation method,this paper constructes the comprehensive evaluation of the value chain of real estate development and the comprehensive evaluation index system of the comprehensive evaluation index system.Based on the comprehensive comparison of different evaluation methods,this paper choses the evaluation model of Spearman rank correlation coefficient,and demonstrates the value of the model by using the actual case.
