Currently in China,the development of the real estate project is usually the model,the developer is responsible for the project,design units and construction units involved.In this mode,developers generally in project development play a main effect,but in the course of the project there are still other interference factors,on project cost control is effectively realized to have the influence,should pay attention to.For example,some human disturbance factors often occur in the implementation of the project,these factors have an impact on the scientific and reasonable control of the project cost.In addition,design units,construction units,both of which is opposite to each other,so the two sides in the process of carrying out the project usually is not actively take the initiative to work,resulting in project execution efficiency can not achieve the desired,at each stage of the project is difficult to get a good convergence,which makes single stage cost control effect to sell at a discount greatly,improve the real estate project development cost,the actual cost of the project beyond the budget cost prior results often occur.In view of the above phenomena,in the real estate project development,the importance of cost control,the development of relevant cost control research is necessary.In real estate development projects,to carry out cost control research,the first place is to clear the cost of the composition.Based on field investigation,this paper argues that project cost including land costs,construction costs and indirect costs(including management and public relations and other aspects of the cost),and carry out cost control,can from various development projects closely linked to the different stages of project investment,development and design,recruit bidding,material procurement,project approval,implementation of project cost control in different stages,will control measures implemented in each stage,thereby reducing the total expenditure of real estate project development,improve the competitive power of the whole project,obtain better benefits.In the LQ project analysis,from the composition of project cost,cost control,to explore the existing problems of the project,and puts forward with constructive for the methods and measures,to complete the LQ project cost control objective.According to the different stages of the real estate project,the cost control method has put forward different methods to ensure the cost control management in the actual operation of the project can be carried out smoothly,the development of matching cost control method.From three aspects put forward specific methods: one is to streamline the company’s real estate project management department,the construction management department and public relations department,to lower the operation cost;the second is to strengthen construction of talents for the company,ensure high management ability in project cost control management personnel;the third is to strengthen financial supervision,to prevent the non normal cost.Jump out of the traditional cost control theory framework,from the new point of view to explore real estate development project cost control method and analysis in each link cost control method,so that a more in-depth discussion of the project cost composition,to analyze the more effective cost control method.Combined with the domestic and international real estate projects the latest cost control methods,analysis of the LQ project cost control method and the corresponding cost control to ensure the realization of the method.
